Lovely house with lots of space inside and out. Close to the beach and village shops, and pubs. We stayed a week with a big multi-generational family group and it all worked perfectly. We loved our stay here.
We all enjoyed the twin villages. They have a wide range of gluten-free and dairy-free options in the shop and in most restaurants.Everyone we met was very nice and helpful.Unfortunately, the travel connections with Sweden are not the best. It takes a long time to get there. But it was definitely worth it.Marianne with children and grandchildren
This is the third time we have stayed at Cairn Cottage for our annual family holiday . The cottage is perfect for us . It is ideally located for shops , pubs and bakery . The grandchildren enjoy coming back to a familiar place where they can easily go to the shops on their own. The cottage offers everything we need in a wonderful location.
I would rather keep this forgotten corner of Cornwall a secret! We stayed in this cottage for Xmas as we needed to be near Plymouth where our family lives and works. For us, it was a perfect location. The cottage is very central with convenience shops and pubs close by. We had one problem but the owners tried their very best to fix it as quickly as possible. We would be happy to return in the future.
What a lovely cottage from where to enjoy Kingsand. Cairn Cottage is spacious and very well equipped for larger groups. The lovely enclosed rear courtyard was a real bonus for the children. Will definitely be back !
The property was lovingly cared for and clean. It was a pleasure to stay in Kingsand. Kate and Jim were immediate to answer questions and concerns as well as kind to deal with. I would stay again if ever we are so lucky to come back!
We had a fantastic week staying at the lovely Cairns Cottage in Kingsand. It was the perfect location for holidaying with a multi generational family. The fully equipped cottage was minutes to two beaches, fantastic pubs, great walks, ferry across to Plymouth and in the heart of a lovely atmospheric village. Communication with Kate & Jim was also great too. Would highly recommend for a memorable family trip.
The cottage was ideal for our family of ages ranging from 9 years to 76. The kitchen was very well stocked and the beds were comfortable. The staircase was a bit of a problem, but we had been warned about that.
The property was spacious and warm. We really enjoyed our stay, despite the weather.
Close to the beach, great walks, good pubs, plenty of space. My 83 year old mum got up the stairs fine as some people had mentioned them in other reviews. Car park round the corner and there always seemed to be a space.
We were blessed by good weather but this could easily become our favorite spot in Cornwall and the house itself could not be better located. The Spa up the road although small is very well located and we tried all the pubs in both villages as well as the View and Canteen at Makers. Only disappointment the bakery which hardly ever opens, is poorly stocked when it does (!) and was out of stock of pizza on the only evening that it offers pizza at 5pm (apparently you need to pre-order). The house was spacious, decent rooms and a big lounge with a pleasant outdoor space so ideal for a grown up group of mostly couples but above all Kingsand is magic.
We visited this beautiful property with our family and friends and were blown away by the beauty of both the cottage and the location. We didnât want to leave, one week just wasnât enough and we could have happily stayed for another week at least!
There is so much to see and do right on the doorstep and each day was an adventure. Having the use of the kayak was fantastic and being able to just launch into the sea a short walk from the front door was great! We all hired Kayaks for the day and headed off around the headland, stopping at secret paradise coves along the way, which I think was the best day we have ever had as a family!
The cottage, which is the best we have ever stayed in, is so well thought out and fully stocked with everything you could possibly need, although we would have loved a bbq in the garden.
We will certainly be visiting this little slice of heaven again!!
The house is ideally located in the centre of Kingsand but although it sleeps 12, more than 8 eating in the kitchen is not practical, and limited furniture outside. As a very old building, the stairs are very steep and could be a problem for old people. Reasonably well equipped although we had issues with the boiler (dealt with straight away), and the new dishwasher (we struggled to get it to run). Some windows didn't open - which was a problem in the heat, but the owners had a fan delivered. Overall our experience was mixed, but we were probably unlucky.
We had an amazing time. The cottage was well equipped. Close proximity to the beach, parking, pubs, local shops, restaurants and starting point to many walks. Overall great experience and would stay there again. Thank you Kate.
The cottage was a perfect place for us to stay for a fanily Christmas.
We loved the huge settee in the front room, very well equipped kitchen and spacious loft room.

This wonderful house is vast in its proportions but still cosy and welcoming. Extremely well equipped with everything you need and immaculately clean. We are a fanily of 9 when everyone had arrived of all ages the stairs are quirky with rope handles to help and no one struggles with them. The host was very helpful in allowing us a late check out because our second house wasnt ready. This helped us no end. I would recommend this hpuse and definitely book it again we adore this village and Cairn Cottage is a stones throw to the beach, pub and car park! My husband and I have two children and in 1997 we moved from London with our two young children for an idyllic life in Cornwall. We did indeed have 7 fabulous years in Kingsand until family circumstances meant that we had to move back to London for a time. Kingsand is a truly unique place which we all love and miss greatly. We hope you too enjoy our wonderful home and village.
Whilst on a tour of Cornwall with a friend I visited Kingsand almost by accident.
On the same trip we visited St Ives, Rock, Padstow and other famous places in Cornwall but for us, none of them compared. We hear this time and again from people who visit.
We feel Kingsand is quite a unique place and hard not to fall in love with.The village is a really friendly place, very much unchanged by time and stunning whatever the weather. Visitors always comment on how much their children love the freedom they are afforded by the safety in the village, a rare thing today. A favorite with little visitors is being sent to the shop, money and list in hand getting the Sunday paper and fresh baked croissantsâŠ..very grown up.
