Really impressed with property and its amenities. Great outdoor space for relaxing with wonderful view and incredible location between Ambleside and Bowness. Beds were very comfortable and there was so much space in lounge and dining area for 12 adults.
A great place to stay, we really enjoyed it. Hardly any downsides just occasionally tricky to get out with the cars but it was bank holiday weekend so the roads were very busy. Hot water ran out a couple of times so if you are a large party forget about taking baths!
Fabulous time. excellent location, spacious and everything you needed was there would definitely stay again ,would of been nice to have a hot outside so we didn't have to travel to the club house but least there was one we could use. the only negative feedback i have is that the rugs in the master bedroom kept slipping on the wooden flooring maybe changing them for rubber back rugs would helpDefinitely worth a visit though place was spotlessly clean .
Our party of nine, that included our two sons and three grandchildren aged 13 to 19 years had a great holiday staying at this spacious house that has a wow factor

The house is lovely and in a beautiful location by the Lake.
Well stocked kitchen, and clear instructions from the hosts.
Easy to get to Windermere or Ambleside by the bus stop at the end of the drive.
Would recommend to any large group wanting to stay in the Lakes.

There was a large group of us, the house was a great location with a bus stand at the end of the road, less than 100m.
Reported an issue with the toilet & landlord had someone there to fix it the next morning.
Overall great property, excellent location & friendly, helpful landlord.
The property was fantastic. It was everything we expected. It had everything you would need for a wonderful stay. There was ample room for everyone 7 adults and 5 children. It was in a beautiful quiet location. A 10 minute walk to lake Windermere. The grounds where very secure for 5 children and a dog. The weather was wet. But it did not spoil our trip. We will definitely recommend to friends, and we will definitely be coming back. Thank you .
We were booked for a three night family holiday over New Year. Ecclerigg is well located and perfectly sized for our extended family. However, the first night was a disaster. The oven had not been cleaned properly and filled the house with fumes. The smoke alarm did not work, extractor fans did not work and the kitchen lights were also faulty.
No one responded to the 'emergency' number that was provided. Eventually the owner was contacted who simply advised to open the windows. This we did ( on a cold December evening) but were forced to abandon plans for roast dinner. The owner is no longer communicating regarding a request for compensation for losing one night of three.
Ecclerigg Garth is ideally located for sightseeing and very well equipped. Our group had a fantastic time and would highly recommend this lovely , extensive house and grounds.

Lovely stay... However following leaving the property I was charged a large amount of money for "extra cleaning" and "damage" to an emergency light. I can categorically say that this has no baring of truth. I personally cleaned the accomodation before leaving and I received confirmation that there was no damage to an emergency light. We were warned about this particular owner / vendor by local people. As such we made sure that the accomodation was spotless when we left. However, aparrently true to form the owner has taken money directly from my bank without any evidence what so ever being provided. I have never in my life experienced this behaviour from an owner / agent. Please be aware.
Very spacious and weâll equipped, ideal for a large group. Walking distance to Brockhole activity centre. The garden was beautiful. Some parts of the house could do with more thorough cleaning especially under the beds. On the whole itâs a really lovely place to stay
Directions were good but access and egress to and from the lane leading to the property can be tricky due to the volume of traffic, especially egress. Property has a very good selection of oven and kitchenware. The dining room easily sits 14. The bedrooms are all a decent size and master is very good. The room for the 4 bunk beds is 'tight' but ideal for smaller children. The outdoor area is a good size and big enough for the kids to run about and the seating areas are very usable. A little bit of TLC inside and outside would benefit the property and the cleaning company aren't exactly doing a deep clean and maybe letting the owners down. We were there in August and you should always expect rain. We did have a few really warm mostly dry days and made use of the leisure club facilities that come with the property. Although only 5 of the party can use the facilities at one time you can pay for more to attend at same time. ÂŁ4 per child and if you don't want to spend more then you are permitted to attend at different times with up to 5 at a time. Plenty to do around the area as far as leisure is concerned and no shortage of eateries but always expect the places to be busy. There is a wonderful park about 100 yds along the road. You can picnic in the park and there is a children's play area which is free to use. They have many different activities within the park and on the lake. Some were good value others I felt were a bit expensive.
Really lovely house with plenty of space. There were 6 adults and 4 teenagers in our group and we didn't feel as though we were cramped at all as the house is so big. Lovely garden with nice views and a spacious decked patio area. The kitchen had everything we needed and more..
This property was perfect for our large family gathering with 2 babies and 2 dogs. We had wonderful weather and the garden was perfect for sitting out and looking at the lake in the distance. The secure garden was great so we didn't need to worry about the dogs getting out. The house itself was spacious and had everything we needed, We couldn't have asked for a better location. We didn't need to use our cars once we arrived as the bus stop is right outside the property to go either into Windermere/Bowness, or in the other direction towards Keswick. Buses ran every 20 mins. We also used the boat to go to Ambleside and down to Boweness and that was just a 5 minute walk to the jetty. All in all a perfect place to celebrate mum's birthday with all the family.
Booking and payment process was easy. The location was perfect for our needs. The layout of the property was also exactly what we required. We all enjoyed being together as a family although the weather could have been kinder (rain every day!)
Lovely location and property with plenty of room for all of us. I have contacted the owner to say the cleaning left a lot to be desired. However everything else was perfect.
Great property with all the space needed for three generations, the living room was almost too big even with everyone in it. Dining Room/table easily seated everyone and kids had useful games room.
Only improvement for us would be to have a couple of zip and link beds rather than 5 dbls.
Check-in was not so good, did not get any instructions other than check in was from 4 and so assumed we would be met at the property as with other stays, this was not the case and had to contact owner for code to the key box, he was very helpful on phone and had no problems after that.
Great for a large group of friends. Huge garden to enjoy plus ample outdoor seating arrangement. Inside was fantastic, huge dining table, kitchen was great, good range of utensils, cutlery and crockery. Massive lounge with lovely log burner great for everyone sitting down together in an evening
The perfect location for everything. The property is a 5 minute walk from Lake Windermere and also a 5 minute walk from open countryside. Be it cycling or kayaking, the lakes has it all. The house is also a 5 minute drive to Ambleside, Windermere or Bowness.
Swimming in the Lake - The best pool around. Sky TV . The benefits of the property are too many to count. The magnificent views from the garden, the patio area where you can just chill out. If you want to go shopping there are the beautiful villages of Grasmere or Hawkshead within 15 minutes. Walking in the Langdales the Fells above Grasmere. Climbing Helvelyn, Scafell Pike, the Old man of Coniston, Skiddaw Visiting Buttermere, Derwent Water, Ullswater. Cycling around Thirlmere or in the little known roads of Mungrisedale. Mountain biking in Grisedale forest. This is just the start. There is so much to do. Or you could just chill out in Bowness or Ambleside in one of the many coffee houses, pubs or restaurants.
