Other that the bed on the first floor is not in good shape, the hockey air table not working properly, pool sticks to be changed (no Devil stick available) and the Villa is a plus value . The pool and SPA were welcome each day of the week. It is our seventh visit in Cumbrian Lakes. It is quiet and very nice area. The Villa was super clean!
Overall we had a good experience at this house. There was an issue with the AC on the first day we were there, but management had someone out to fix it the next morning. Communication with the owner/manager was easy to report the problem. The kids loved the pool and that it felt secluded from the other properties.
This was our fourth visit to Cumbrian Lakes and we felt the accommodation provided was the best so far. The villa was very well stocked with everything you could possibly need. We spent our mornings at the parks and our afternoons by the pool which is lovely and secluded and had lots of comfy pool furniture. The children really liked the games room and had daily air hockey competitions. The house itself was lovely and clean on arrival and we were really impressed by the small welcome pack left by the management company. My family of six stayed here (ages 12-67) and we all thought it was very clean and easy to get to. The hot tub/pool is great, and worth the heating cost in the winter. Unwinding in the tub after a day of walking the Disney/Universal parks in was heaven. Everything was spotless and checking in was fairly painless even though we got in late and had to communicate via text. The subdivision feels very secure, though it can be a pain to get in and out of due to narrow streets. Also wish the porch light had been in when we came in late as it was very hard to see lockbox. Some the decor/furnishing seems dated, but everything works fine and was very clean. The bedrooms were comfortable and clean, though the AC limit at 75 could be uncomfortable without a fan. Be careful, the shower/bathroom floors get very slippery when wet.
The air hocky/pool table in garage are fun, but the humidity in there makes staying long uncomfortable, and the lighting in there wasn't great as a florescent had burnt out. There were great touches: beach towels for tub/pool, and the rain ponchos saved us some dough when we went to Universal on a rainy day. The pool area feels private even though the neighbors are close, but if you're a partier or loud at night, this place isn't for you. It's really set up for families who want to unwind at night. There is nearby restaurants (10 min) and shopping, but you can't get a delivery in the private gated subdivision.
Overall a great value that was very clean without having to pay extra for a lot of bonus features you'll never use if you're in town to see the attractions. We got into the parks fairly quickly, and tragic wasn't too bad outside of peak rush hour. If you're renting a car, get a sunpass or take the non roads cuz the totals are a pain with coins (and u gotta have a lot). Ice cubes in the freezer and a few more amenities would make the kitchen complete. It's fine but don't count on spices or coffee. You get dishes and nothing else. Not a complaint though as that's part of the value. Overall a very decent place to stay.

Pros: Private pool/spa with comfortable chairs and cushions. House layout with 2 master suites (2 levels). Communication with property manager. Quiet neighborhood with play structure within walking distance. Large smart tv. Cons: I believe the carpet is the original from decades ago. On the main floor, it is highly stained/dirty and near the laundry rooms, you step on the tacks. The bathrooms/kitchen were clean but when babyproofing for our 1 year old grandson, I had to clean the windowsills and doorwall track of dirt and bugs. The couch was comfy but stained. Had issues with a blown cable box, AC outage, fire alarm going off in the middle of the night twice and bbq/grill confusion (thought it was included, was an old one left but had to purchase a $75 propane tank). Biggest complaint: We have been using VRBO in this area for years and have never had to submit our driver's licenses prior to receiving gate/house codes. Read the fine print and shop around because there are so many houses to choose from.
The villa is beautiful and vast. We were a party of 4 adults and one baby so there was more than enough room for us all. Everything was clean and we felt it was like a home from home. The pool area is great with no-one over looking. Iâd definitely recommend this property and hope to return in a couple of years time, when weâre visiting Orlando again.

Mostly everyday. We didnât have the pool heated, but the water temperature was good for us. We also had seen a deer, a little frog and little lizards and a baby raccoon. We loved it! I can go on and on, but definitely I would book again. I canât wait for our next trip.
My family and I enjoyed our stay. Pictures are accurate and there was plenty of space. The parks were very close with maybe a 15-20min drive. Stores and restaurants were about a 5min drive. Home was beautiful and the pool was great. Only draw back was the Wifi service which was spotty most of the time. Other than that the home was great. We will most likely book again in the future.
Fantastic, in all senses in terms of location, and proximity to all the attractions, spaciousness, pool with heating which was well worth extra cost. House is fully equipped with all the comforts of home.
We will definitely be returning. Good communication with property owner who was very helpful and approachable.

My family and I have had a great time in this wonderful property. There is plenty of room including a games room with 8 ball pool and outdoor area with pool and spa.
It was great to enjoy the outdoor swimming pool of an evening after the hussle and bussle of a day at one of the many nearby theme parks.
Restaurants and shopping is all close too.
We have had an excellent time and would highly recommend.. We would, if coming back to Kissemee, look to stay here again.

The most comfortable beds we have experienced im any rental home we have stayed at.
Unfortunately, we do have to agree with previous comments regarding the pool (which we know are being addressed although the spa only worked fully on our first night) and the condition of the dishwasher (which we thought would have been addressed by now.)
These two things aside, we wouldn't hesitate to recommend this property to anyone and also re-book for ourselves.
Property was as advertised and consistent with photos. Kitchen was very well appointed. The pool lanai area was one of the best furnished that we have experienced in many years of renting in the area. The pool is stained and in need of re finishing but it didn't take away from our enjoyment. The interior is a little tired but not unexpected of a rental property. All in all, our stay was very enjoyable and we were extremely pleased with the Cumbrian Lakes community. Very well kept and maintained.

After visiting many different communities, we realised Cumbrian Lakes was by far the best one in Kissimmee. We continually strive to update and improve with the pool being resurfaced in 2017 making it like new. It is a gated community which is extremely well maintained making it feel safe and welcoming. It is within easy driving distances to all the major attractions without having to use the busy 192 highway. There are many shops & restaurants nearby as well as a large Walmart just a few minutes away.
We enjoy relaxing in the peace and quiet of our very private pool deck area and always have plenty to do with our well equipped games room and can easily keep in touch with friends and family back home via the internet.
