This property could be lovely with some tender loving care. When we arrived it looked like it had been decorated for Halloween. Dusty Cobwebs (many spiders to go with them much to my wife's delight) hanging from the light fittings and in most corners of all rooms. There was thick dust on top of all surfaces and when we went to move the Sofa well it looked liked something had been living behind there it was truly awful. The sofa and arm chair in the lounge were filthy they were black on the arms from a build up of grime. We got the hoover out to give everywhere and good clean and even that was not working instead blowing all dust out the side. The furniture in the main double bedroom was falling to pieces with draws not opening or falling apart in your hands. To top it all off the Shower was not working when we arrived either but was fixed a couple of days later.
Putting all the bad points to the side, the location is great for exploring the lovely local attractions.
We had a three night stay in Decenber and loved the coach house! It had everything we needed and the owner was lovely, leaving us fresh eggs, milk and orange juice! The fire was so lovely of an evening and there is a great pub within a few minutes walk! Precious reviews have mentioned this being on the main road but once in the house, you can't hear it and the main bedroom is at the back so we heard nothing!!

Just a quick review having recently returned from a break in Suffolk during which we stayed at the Coach House. We all had a fantastic time enjoying the sites and doing many of the great activities the local area had to offer.
The Coach House was perfect for us, lovely and airy in a fantastic garden. The owner Jane was incredibly welcoming and helpful, she even gave us some eggs from their chickens, yummy! The property had obviously had some recent upgrades and the cleanliness was perfect. It was really comfortable and had all the essentials for a great stay. We even had a BBQ one evening in the garden whilst our children made dens in the garden! The swimming pool was also a massive plus.
Would highly recommend and will definitely return!
We had a lovely short break here. Jane and her son Ollie were welcoming and helpful with lots of local information. The coach house was delightful and very cosy. Sadly it was not warm enough to venture in the pool but it looked very inviting. I would recommend this venue to our friends for future visits. Suffolk is a stunning area to visit with lots of places to walk, eat and enjoy a pint!
The property is marketed well, looking attractive and very rural. Our view is that its a great base and a nice enough place it yet lets itself down with mainly basic issues. It would seem these have been fedback many times without being positively rectified.
Firstly, the good points. The property is in a perfect location for exploring the hidden gems of Suffolk. Some fantastic pubs and eateries are close by. The look and feel of the property is charming enough and whilst perhaps not as quiet and rural as suggested the building style and surrounding woodland is pleasant. Without sounding pedantic the negatives outweigh the positives, the main complaint being the cleanliness once inside. Described as situated within large country grounds, it isn't mentioned that these are a little dilapidated (overgrown/unkempt, broken window frames lying around) and a busy road runs directly in front of property, in fairness the noise from the road once in the house is minimal. A swimming pool and fresh veg off the owners plot are included in the description. The pool was a big draw for us with us when booking, as it is great to have this option with our 4 year old. Unfortunately the pool is directly outside owners house and the water looked unclean (green!) I think veg may have been available at one time but the land, whilst mainly wooded doesn't appear to have been worked as a small holding for some time. The property itself isn't in bad condition but doesn't appear to have had basic upkeep carried out I.e. windows washed, or a lick of paint for a good while. It's certainly not in poor condition but with a bit of love and time it could be so much more appealing. The owner Jayne seems lovely, from the 5 minutes I saw her. It's great that she's not in your face like some owners when you feel your every move is being scrutinised however a bit more interaction would help. On this point the creation of a good clear pack for the property clarifying logistics and the basics would be a help. The biggest issue for us was general cleanliness and broken/missing furnishings. It is self catering but we wouldn't attempt any food prep without a decontamination of kitchen. Bedroom windows without blinds = young children awake early! Just sitting on sofa produces big dust cloud! The place feels unloved with minimum effort expended on property that could be a genuine 4 star with attention to detail. As it is it just scrapes a 3 and could in some eyes be a lowly 2 which is a real shame!
Lovely back garden,good location,things which spoil this cottage is,basic cleanliness.oven dirty,kettle was full of scale,cutlery and utensils, we had to wash before use.we had ice cream in freezer box in fridge,they had defrosted.front garden seating area weeds everywhere.was not a nice place to sit.main road location was very noisy.light in the ceiling in the bathroom fell out as we walked in.the TV was not working properly you had to turn on with a screw then it didn't work.apart from these problems everything was ok.the main things which mattered let it down.

We wanted a house close to Woodbridge but with enough garden to enjoy the rural surrounds The house is also on the 17th fairway of woodbridge golf course. woodbridge is an easy 5 minute drive away 15 minute cycle or 45 minutes on foot along the river.The coast at the nearest point is 8 miles
The coach house is in our garden 4 Acres so when you wake up you can open the door from the bedroom straight into woodland you can walk from here straight onto the foot paths which run over the golf course. on the other side of the road is Sutton hoo with the Anglo saxon buerial ground.Woodbridge is 5 minutes drive We are 20 minutes from the coast. Close to aldebrough and a little further to southwold
