Dear William, We received details from VRBO of your stay and were surprised when we read of the issues with your stay. Had we been informed of any concerns, we gladly would address them promptly, as we have maintenance staff at the property daily. Any concerns you brought to our attention were addressed the same day. Below I am going to address your specific comments. All properties are cleaned prior to a guests arrival by a cleaning company. We personally check the property prior to a guests arrival, run the water, make sure the Tv's are all working and that the air conditioners are running properly. All were working and in order and condition properly, when this was done the day before you arrived. There were no cob webs and there was no discoloration in the tub that I could see or when running the water. We do have well water out at the ranch and it may smell slightly at first but then it dissipates after a few minutes. As soon as you notified us of any concerns during your month in a half stay (we realize that some issues occur during long stays) such as the sweeper or concerns with the water smell, air conditioners and mattress, they were addressed immediately upon your notification. I personally replaced the sweeper, had our handyman reexamine the water system and make some adjustments. Unfortunately, properties that have a well system sometimes will have a different smell than public water systems. We are glad he was able to adjust the system to your liking and eliminate your concerns. As seasons change in Florida, which has great temperature fluctuations, unfortunately we were unaware of the AC charging need to take place. As soon as you notified us that the AC units were not running cold enough, we had them serviced. Which eliminated the problem. When you informed us that you were unhappy with the comfort of the mattress, although we never had a complaint about them, for we purchase new high quality bedding directly from Mattress Firm, we had them replace the mattress and box spring brand new. It was installed directly from Mattress Firm and then you stated that the mattress smelled like smoke. So the company came back and replaced it again. As far as the items that you never notified us about, let me address them. You identified that there was some lint in the dryer filter, that there was not enough hangers, that the dead bolt was not functional and there were bugs present in the property. All units are cleaned and inspected after each use and prior to a new guest's arrival are treated if necessary for pest management. It is possible the cleaning company used the dryer in between guests and there may have been some lint in the filter from that use and we missed it prior to your arrival inspection. You are out in the country, which can make it a little more difficult at times during the seasons. Occasionally, you may come across insects inside properties in Florida. There seems to be an increase in the amount of bugs this year here in Florida, even in the development that I live in down the street. We have a pool company come out every week to clean and remove any debris that may have fallen into the pool. It is not screened in and we also have our ranch caretaker remove leaves etc. that may fall into the pool by using a blower on the deck and a net inside the pool daily. It is pollen season and Florida has a lot of growth. It is not uncommon to see a green tint on any surface, which we address daily during this season. We certainly try our very best to have our guests enjoy their vacation at our lovely, unique ranch and although some issues may arise, we try to take care of them as quickly as we can. We would hope in future stays in other properties, if I may suggest, you bring them to the owner or manager's attention, so they can be taken care of quickly. Hi Lars, Yes, we have well water out at the ranch but do have filtration systems at each property and it is drinkable. At times there may be a slight smell when running the hot water. So glad you were able to enjoy the natural atmosphere and see the beautiful birds that fly around our ranch and the horses in various fenced in pastures. We welcome you back any time! Hi Martha, Thank you for your informative revue. A lot of our guests have truly enjoyed being so close to the horses! I was unaware that the horses created an unpleasant condition for you and I apologize if this made you uncomfortable. I wish you would have mentioned this to me while you were staying, for we could have made other arrangements for them. Unfortunately, the mattresses in the pullout sofas are not the most comfortable and that is why we supplied a foam mattress topper for your family member.
