This 70 m² apartment is more than accommodation. It is your home away from home: generously designed, lovingly maintained and with direct access to the garden, which invites you to linger anew each day.


Your Private Garden Terrace

The 13 m² terrace with direct garden access belongs entirely to you. Ideal for a relaxed breakfast outdoors or a glass of wine in the evening when the sun slowly disappears behind the trees. The pool is just a few steps away.


Living Room with Terrace Access

The spacious living room is modernly furnished and features a comfortable sofa and a Smart TV for relaxed evenings. The direct access to the terrace allows indoor and outdoor areas to merge in a pleasant way. However, our guests are often drawn outside – because Istria awaits right at your doorstep.


Kitchen for Self-Caterers and Connoisseurs

The modern kitchen with granite worktop, ceramic hob, oven and dishwasher is excellently equipped. Refrigerator with freezer compartment, microwave, kettle, coffee machine, toaster as well as cutlery, dishes, pans, pots and glasses are at your disposal. Visit the weekly market in Buje, buy fresh tomatoes, olive oil from the farmer and Istrian Pršut and cook to your own taste. The dining area offers space for cosy meals.


Two Bedrooms – Two Peaceful Retreats

Bedroom 1: Double bed (160 × 200 cm), spacious wardrobe and reading lamps for relaxed evenings.

Bedroom 2: Double bed (160 × 200 cm), also with a generous wardrobe – ideal for couples travelling together, or for those who appreciate the luxury of separate retreats.

Both bedrooms are bright, quiet and furnished with great attention to detail. The modern bathroom with shower and WC completes the accommodation.


Pool and Private Barbecue Area in the Garden

The saltwater pool is shared with two other apartments and offers ample space for swimming, cooling off or relaxing on a sun lounger. The gentle saltwater caresses your skin and is particularly pleasant for eyes and hair.

A private barbecue area is exclusively available to you – perfect for cosy evenings with fresh fish, regional vegetables and a glass of Istrian wine.

Pool open from May to October.


A Day in Your Neighbourhood

Morning: In approximately 10 minutes you can reach Umag with crystal-clear water, well-maintained pebble beaches and the ACI Marina.

Midday: Weekly market or stroll through Buje (approx. 4 km) with Venetian architecture and regional cuisine.

Afternoon: Cycling through olive groves, an excursion to the hinterland or relaxed hours by the pool.

Evening: Grožnjan (approx. 12 km), the artists' village with its special atmosphere, or Motovun (approx. 27 km) with spectacular views.

For larger discoveries: Pula (approx. 60 km) with its Roman amphitheatre or the Brijuni National Park (approx. 60 km) with Mediterranean flora and historical ruins.
