Perched in a quiet Hideout neighborhood on the eastern shoulder of the Jordanelle Reservoir, Pretty, Pretty, Pretty Good trades downtown crowds for wide-open water and mountain views that shift with the light all day long. This multi-level home was built for the kind of trip where the whole group actually fits — sleeping up to eighteen across several levels, with plenty of gathering space and enough quiet corners that no one has to be on top of anyone else.

The main level opens around a bright, open-concept kitchen, living, and dining area where big windows frame the reservoir and the ridgeline beyond. A dining table seats up to ten, so long dinners stretch out without anyone eating off their lap, and the living room fireplace sets an easy tone once the sun dips behind the peaks. Downstairs, a dedicated movie room gives everyone room to sprawl out for a film, while a shelf of games in the family room covers rainy afternoons and slow mornings alike.

Step onto the deck and the view does most of the talking. Sink into the hot tub as the sky turns colors over the water, then trade the heat for the cold plunge set right alongside it — a full reset after a day on the slopes or the lake. The sleeping quarters were designed with families and mixed groups in mind. Upstairs you'll find a king master with its own bath alongside a bunk room built for the kids, and the lower level rounds things out with comfortable queen bedrooms, an ensuite bunk room, and a quiet office for anyone who needs to check in with the outside world. A pack-'n-play and high chair are on hand for the littlest travelers.

You're minutes from the Deer Valley East Village base, putting world-class skiing within easy reach all winter, and just down the hill from Jordanelle's marina, where boat rentals, paddleboarding, and long days on the water define the summer. Park City's historic Main Street — with its galleries, shops, and restaurants — sits a short drive west, and the surrounding trails, state park, and open country make it easy to fill a weekend or a whole week. However you spend your days, Pretty, Pretty, Pretty Good is a comfortable, view-soaked home base to return to.

- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Your home comes equipped with a Pack'n'Play and High chair.
- Guests may use the right parking space in the garage (the owner's vehicle will temporarily occupy the left side) and two additional parking spaces in the driveway. A Tesla EV charger is available in the garage.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
