📋 House Rules 1. A signed, completed rental agreement (including all guests' names and ages) is required within 24 hours of booking. The primary renter must be at least 25 years old, present at check-in with a government-issued ID, and only registered guests listed on the rental agreement are permitted on the property. 2. Quiet hours are 9:00 PM–6:00 AM. Loud noise after 9:00 PM may result in eviction. 3. A $500 security deposit hold will be placed on your credit card two days before arrival and released five days after departure if no damages occur. A one-time $37 administrative fee applies. 4. Guests are responsible for locking all doors and windows when away from the villa and for safeguarding the home's contents and their personal belongings. 5. Costa Rica may experience power outages, especially during the rainy season. Outages are uncommon but may last from a few minutes to several hours. Emergency flashlights are provided, and your concierge is available to assist. No refunds are provided for acts of God. 6. The home is open-air except for the air-conditioned bedrooms. Keep bedroom doors closed while the A/C is running, and do not leave the A/C on when the room is unoccupied. 7. Optional third-party travel insurance is available for cancellations not covered by our standard cancellation policy. 8. No pets, smoking, loud music, parties, events, or commercial photography. 9. Housekeeping is provided Monday–Saturday between 8:00 AM and 4:00 PM. Staff will be in the home during these hours to clean and support normal operations while respecting guest privacy. Exterior maintenance (including gardening and pool service) is also performed during daytime hours. Pool service occurs Mondays and Fridays between 8:00 AM and 10:00 AM. These services are included with your stay. 10. A separate caretaker residence is located on the property, away from the main villa. The caretaker lives on-site for maintenance and assistance while guests enjoy privacy in all guest areas. 11. The home is located in Hills of Portalon, approximately 30 minutes south of Quepos and Manuel Antonio. A 4x4 vehicle is required to access the property.
🏠 Additional Information 🚙 A 4x4 vehicle is required to access the property due to steep and unpaved mountain roads leading to the villa. 🧹 A professional housekeeper is on-site Monday through Saturday from 8:00 AM to 4:00 PM for routine cleaning, laundry, and property operations. Guest privacy is always respected. 🏊 Pool maintenance is performed on Mondays and Fridays between 8:00 AM and 10:00 AM. Pool staff may access the pool area during these times only. 🌿 Other property staff may be present outside the home during daytime hours for routine maintenance — pool cleaning, gardening, and general exterior upkeep. Exterior services do not require entry into interior living spaces. 🏠 A caretaker lives on-site in a completely private separate residence and maintains the home and grounds. 📷 Exterior security cameras monitor entry points and outdoor common areas only. There are no cameras inside the home or in any private guest areas. ❄️ AC is provided in all bedrooms only.
