Quiet hours and local regulations must be respected.
No parties, unregistered guests, or large gatherings are allowed.
Outdoor fires must be attended at all times. Fireworks are prohibited.
RVs, tents, and temporary structures are not permitted.

Maintenance
Emergency maintenance (flooding, leaks, fire, sewage issues) is available 24/7.
Non-emergency maintenance is available daily from 9 AM to 6 PM and will be addressed the following day if reported after hours.

During Your Stay
Lawn care may occur during your stay. Please move any personal items or lawn games to allow access.

Lakeside Environment
This home is located directly on the lake, so bugs and cobwebs are a normal part of the environment. The home is professionally cleaned before arrival, but additional pest control or cleaning during your stay is not provided

This Seneca Lake property offers a combination of space, lake access, and on-site amenities that’s hard to find in one place. With room for up to 10 guests, it’s set up for groups who want to relax, stay entertained, and make the most of their time together.

The lakefront setting is the main draw, with a private dock and unobstructed views from the deck, hot tub, and barrel sauna. Whether you’re starting your morning by the water or winding down in the evening, the outdoor setup is built around the lake experience.

Inside, the detached garage features a full-scale game room with pool table, ping pong, foosball, air hockey, shuffleboard, poker table, and bar—giving your group something to do regardless of weather. The layout also provides flexibility, with a comfortable main house and additional sleeping space in the garage.

Detached Garage
Additional sleeping includes a king bed in an open loft (no door) and a twin bed in a shared common area. This is a short walk up the driveway from the main house.

The hot tub and sauna both overlook the lake, making them a standout part of the experience year-round.

Dock Use
If you plan to bring a boat, the dock can typically accommodate up to two boats depending on water levels. Please bring your own bumpers. Before use, we ask that you take clear photos of the dock and share them in the Airbnb or VRBO chat with a quick note confirming its condition prior to docking.

Please note: The driveway is gravel. We highly recommend not parking in the space down the hill by the main house as it is difficult to get out of without 4 wheel drive
