Guests will have full and private access to the entire 2-bedroom lower-level suite and its amenities. This includes:



The entire indoor living space (kitchen, living room, both bedrooms).

The private bathroom.

The in-suite laundry facilities.

The exclusive and private backyard with its lounge area, BBQ, and fire table.

Entry is seamless with a keypad for self-check-in. Your unique, private access code will be provided on the day of your arrival.



Please note: there is one locked storage area in entryway (not in the living space) that is reserved for owner use and is not accessible to guests. This space may need to be accessed occasionally by the owner; however, access does not interfere with the guest experience or available living areas.

Your stay is professionally managed by The Midterm Collection. We serve as your primary digital concierge for all bookings, logistical inquiries, and local support between 8:00 a.m. and 8:00 p.m. EST daily. For non-urgent matters, we typically respond within 1 business day.



Tiffany serves as the Professional Property Manager and owner. She is locally based and oversees the physical property, maintenance coordination, and on-site support. This hybrid management model provides you with dedicated digital assistance and professional oversight, ensuring a seamless, private, and high-end experience for your entire stay.

Professional Standards & Maintenance

Cleaning: We prioritize a premium experience for our guests. Every stay is preceded by a professional deep-clean and sanitization. To keep your stay stress-free, we do not require any checkout chores.

Maintenance: To keep the property in top shape, routine lawn care and weekly pool maintenance (for upper unit) occur during the summer. We provide a minimum of 24 hours' notice for any necessary indoor maintenance or inspections.

Winter Care: Professional snow removal is provided for the driveway. We provide shovels and ice melt for guests to clear their deck and walkways.

Space & Amenities

Duplex Privacy: This unit is an up/down duplex. Your unit is in the basement and is private with two (2) tandem driveway parking spaces, private laundry facilities, and backyard.





Utilities & Essentials: All utilities and high-speed fibre internet are included. We provide a "Starter Kit" of premium essentials (toiletries/detergents) to get you settled; guests restock these as needed throughout their stay.

Midterm Logistics

Mail & Deliveries: To maintain the residential nature of this property, personal letter mail is not permitted. We recommend a P.O. Box or the free Canada Post FlexDelivery service for personal mail, though courier packages (Amazon, FedEx) are always welcome.

Insurance: We recommend guests confirm their personal or employer liability coverage extends to their stay as we require $1M liability insurance prior to check-in.

Property Updates: We are continuously making small improvements to the home. As such, you may notice minor, fresh updates that differ slightly from the listing photos.

This home is professionally managed to ensure a smooth and comfortable stay. Our on-site and virtual team is available to assist you via the messaging platform should you have any questions or need support during your stay. We respect your privacy and will not be present at the property unless assistance is requested or required.

House Rules

NO SMOKING: Smoking of any kind is strictly prohibited inside the home or near windows/doors. This includes cigarettes, cigars, vaping, marijuana, and incense. Any evidence of smoking inside will result in immediate termination of the reservation with no refund and a minimum $500 remediation fee. If you must smoke, please do so outdoors at a distance from the house, ensuring all windows and doors are closed to prevent smoke from entering the home. Please use the designated disposal bins/ashtrays located in the outdoor area; do not discard butts in the yard or garden beds. Help us keep the property clean and safe for all guests.

PROPERTY CARE: All linens, towels, bedding, pillows, mattress protectors, and household items must remain in the home at all time. Removing, discarding, or taking any items off-site (including to laundromats) is strictly prohibited. Missing or damaged items will be charged to the guest, and removal may result in immediate cancellation without refund.

OCCUPANCY: Only the number of guests listed on the reservation are permitted on the property at any time. Day visitors are permitted between 7:00 a.m. and 11:00 p.m. All visitors must be respectful and may not exceed a reasonable number. Overnight guests require prior written approval so that their information can be included on the reservation. Guest number may not exceed the number of designated sleeping areas in the home. Sleeping on sofas, air mattresses, floors, or using additional bedding is not permitted. Children, infants, and "just for the night" stays all count as overnight guests. Unauthorized overnight guests and/or failure to add guests to the reservation may result in immediate cancellation of the reservation with no refund.

PETS: We welcome one (1) pet during your stay. A one-time pet fee applies per stay to cover specialized deep-cleaning and will be collected automatically upon reservation. All pets must be disclosed and approved before booking or arrival. Approved dogs must be house-trained, up-to-date on vaccinations, and not left unattended for long periods. We provide pet specific throws for guests whose dogs prefer to lounge on furniture. Due to insurance limitations, please contact us prior to booking if your dog is a restricted breed (e.g., Pit bull, Rottweiler, Mastiff).

EV CHARGING: On-site charging of electric vehicles is not available. Fast-charging stations are located nearby.

BACKYARD POOL: The backyard and pool area are reserved exclusively for upper-level guests. Basement unit occupants do not have access to the pool or backyard at any time. Please note that noise from normal pool use by upper-level guests (including splashing, conversation, and recreational activity) may be heard, particularly during summer months. By booking the basement unit, guests acknowledge and accept this as a normal and expected part of the environment.

SECURITY: There is video with audio surveillance around the perimeter of the home. They are on and recording, and is an insurance requirement. The cameras shall not be tampered with, covered or moved. Doing so will result in the reservation being cancelled immediately without refund.

PROPERTY MAINTENANCE: Lawn maintenance occurs in the front yard only. Advance notice will not be provided for lawn care unless it coincides with scheduled pool maintenance.

CLEANING: The one-time cleaning fee covers standard turnover cleaning after your stay. Additional cleaning or any damage beyond normal use may result in extra charges.

UTILITIES: Electricity, gas, water, and internet are included in the rental rate and are intended for normal, reasonable residential use. A generous monthly utility allowance is included. Excessive or abnormal usage beyond this allowance may result in additional charges to the guest. Examples of excessive use include, but are not limited to leaving windows or doors open while heating or air conditioning are running, excessive hot water use, and/or usage inconsistent with typical residential occupancy. If utility usage exceeds reasonable limits, the guest will be notified and additional charges may be requested.
