House Rules

Occupancy: Max 2 guests per bedroom + 2 additional, not to exceed 12 total, whichever is less. Only registered guests permitted. No parties or events. (City of Holmes Beach Ord. No. 22-01, as amended)

Minimum Stay: 7-night minimum (weekly rentals only) per city ordinance.

Parking: Maximum 4 vehicles allowed. Park in designated areas only.

Noise: Respect neighbors. Noise limit 65 dBA between 7 AM–10 PM; quiet hours 10 PM–8 AM. Violations may result in termination without refund. (City of Holmes Beach Code, Ch. 62)

No Pets: Pets are not permitted at any time.

Smoking: No smoking or vaping indoors. Outdoor smoking only, away from doors/windows.

Pool & Amenities: Swim at your own risk. No glass near pool. Bikes, paddle boards, and beach gear are use-at-your-own-risk.

Pre-Arrival: Signed rental agreement, valid ID, and waivers required for all adults prior to arrival.

Check-In/Out: Times strictly enforced. Early/late options require pre-approval and fee.

Failure to comply may result in fees or early termination of stay.
