GUEST REGISTRATION: This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $55 for stays up to 10 nights. Damage waiver purchases are optional.

To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

✤ Strictly no pets allowed.
Any violation will incur a $500 fee.

? PARKING
✤ Driveway parking is available and can comfortably accommodate up to four (3) vehicles.
✤ Street parking is strictly not permitted.

? SECURITY CAMERAS
✤ For everyone’s safety, the property is equipped with exterior security cameras only (no cameras inside the home).
✤ Guests must not switch off, cover, tamper with, move, or obstruct cameras. Violation will result in immediate eviction without refund.

? INTERNET CONNECTION
✤ Tampering with internet equipment or accessing illegal material is strictly prohibited. Violation will result in immediate eviction without refund.

? REGISTERED GUESTS and VISITORS
✤ All overnight guests must be registered and acknowledged prior to arrival.
✤ A maximum of eight (8) registered overnight guests is allowed.
✤ At no time may there be more than 10–12 people total on the property, including registered guests and visitors.
✤ Unauthorized or undeclared guests will incur a $50 fee per person per night.

⏰ EARLY CHECK-IN / LATE CHECK-OUT
✤ Early check-in or late check-out may be available subject to schedule availability.
✤ Fee: $45 per hour.

? GRILL:
✤If you would like to use the grill, there is an additional cleaning fee of $50 per stay.

?️ EATING and DRINKING
✤ No eating or drinking in bedrooms.

? SMOKING
✤ NO SMOKING of any kind inside or outside the property.
✤ A $300 smoking fee will be charged for violations.

? DRUG POLICY
✤ Possession or use of illegal drugs is strictly prohibited.
✤ Authorities will be contacted, and guests will be required to vacate immediately without refund.

? PARTIES and EVENTS
✤ Parties and events are NOT allowed.
✤ Any gathering causing excessive cleaning, damage, or neighborhood disturbance will result in:
• Additional cleaning charges
• Immediate cancellation
• Eviction without refund

? QUIET HOURS
✤ Please keep noise to a minimum after 10:00 PM.

? CONSUMABLES
✤ Complimentary toiletries are provided as starter supplies only.
Additional items are the guest’s responsibility.

? ALTERATION REQUEST POLICY
✤ Requests to shorten stays or reduce guest count must be submitted at least one (1) week prior to check-in.
✤ Late requests cannot be accommodated.
✤ Approved changes may receive up to 50% of the applicable refund amount.

?️ PROPERTY CARE
✤ Please do not rearrange furniture.
✤ The property must be returned in the same condition as upon arrival.
✤ Damages beyond normal wear and tear will be charged accordingly.

? TOWELS and LINENS
To help maintain quality linens for all guests:
✤ Avoid stains from makeup, hair dye, tanning products, wine, or food.
✤ Please use personal wipes for makeup removal.
✤ Towels are for bathing use only, not for cleaning spills or floors.
Excessive staining or damage may result in replacement fees.

? TRAVEL ADVISORY
Government travel regulations or health-related restrictions may affect travel plans. Guests are responsible for checking and complying with current government guidelines.

⚠️Unauthorized Use / Deep Cleaning Fee:
A $500 cleaning fee will be charged if the home requires excessive cleaning due to violation of house rules.
