Even though we are lake front, there is a steep path that cuts across the back yard down to the water in which it levels off.

This will NOT be accessible to all people, we are limited to the elevaution
of the property.
We appreciate your undestanding.

Back yard is level and you can enjoy waterviews from there.

Small children must be monitored in back yard, even though there is a fence, there is a steep hill that goes down to lakeside.

Parking is directly across from house- 2-3 cars.

Road is a private gravel road, if you have a low car to the ground, please drive
slow.
After rain storms, the road tends to get bumpy.

Master bedroom entry has a unique entry. It`s a little lower on the ceiling than normal so a taller person may just have to tuck a little to get in! Also, the master bath is on the roof line so it drops like a cape. But is comfortable for all heights as long as you are aware!
- Absolutely no unwarranted parties or events allowed. External cameras will be monitored, and any sign of this will result in eviction with no refund.

Animal Policy: NO CATS. Maximum 1 Medium/Large Dog or 2 small dogs.** NON- SHEDDING HYPOALLERGENIC ONLY*** Must be HOUSE TRAINED and CRATED when guests leave. The cost is $35/Per Dog/ Per Night and needs to be paid through the resolution center the day you book.

If you would like the animal to sleep on the bed with you, please bring a sheet for it to lay on. I do not suggest letting your dog loose. The person(s) who book the reservation assume full responsibility of any damages, additional cleaning expenses caused by the animal in the reservation as well as the safety of animal(s) on the entire property. Any unapproved or additional animals are subject to a $50 daily fee per animal.

- The primary guest making the booking should be 25+ years old, and all members of the group should also be 25+ unless approved by the host.

- Engaging in any illegal activities, including underage drinking, smoking marijuana on the property, loitering outside past quiet hours, or hosting a party without the host`s consent, will result in immediate eviction without refund.

- ⁠No extra guests allowed inside the unit unless approved by the host before booking confirmation. If you try to bring unwarranted guests in, you may be forced to leave without refund. So, don’t risk it.

- ⁠If allowed in advance, extra guest charge of $30/pp/pn, regardless of whether they stay or not.

- Unauthorized late checkouts will incur a $100/hr fee in 1-hour increments at the start of each hour, up to a maximum of 2 hours. Any time beyond 2 hours will result in an additional $500 fee and a police escort.

- Smoking inside the unit will lead to a minimum $500 OZONE cleaning fee.

- Forgotten items mailed to guests incur a $50 charge plus shipping costs.

- Outside quiet hours begin at 10pm.

- The first noise/neighbor complaint after quiet hours will result in a $250 fine. Additional complaints lead to immediate termination of the stay with no refund.

- Reservation changes are subject to approval, and if allowed, a minimum of 50% of adjusted/removed dates will be withheld by the host. No reservation date adjustments allowed within 30 days of booking.

- The host reserves the right to request photos of valid driver`s licenses/passports from all guests in the party. Non-compliance will result in the cancellation of the reservation without a refund.

- Guests must clean up all garbage from the yard every night, or an excessive cleanup fee at a minimum of $50 will apply.

- If approved in advance: Early check-in and late check-out must be paid for at the time they are approved. No refunds. The cost is $25/per hour.

- Any known issues upon arrival should be reported within 3 hours after check-in with photographic evidence. All issues that are not reported will not be eligible for a partial or full refund.

- Communication is very important to us. We would greatly appreciate it if any issues could be communicated directly to us, rather than being left in a review.

- If you have concerns about these rules, kindly refrain from booking. We appreciate your understanding.
