Off of the dining area, you have a comfortable screened in porch to enjoy your morning coffee. Down the hall, you have the final 2 bedrooms and a hallway bathroom. The primary bedroom has its own bathroom, and access to a balcony style porch. With 3 TV's, a gas grill and updated shower in the primary bathroom!

Amenity Passes are required for use of the community amenities. You will be provided a link prior to arrival to purchase your passes online directly from the Bear Trap HOA. Children age 3 and under are free. There are no refunds of any kind for passes purchased. To access amenities renters may purchase passes at the prevailing rate established by the association.

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and Vrbo.

MISCELLANEOUS
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; bath towels, hand towels, and wash cloths for you and your group, and bathmats for the full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

1st Choice Properties provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge (1) trash bag. You are responsible for providing any additional toiletries, soap, and paper products as needed.

RULES AND REGULATIONS
Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes or keys for the property will be available precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

The maximum occupancy is 6 people.

No pets, smoking, vaping, or events are allowed.

The property owners we represent do not permit reservations for groups under the age of 25.
