New build! DOG FRIENDLY 2BR/2BA in the Village of Polo Ridge, conveniently close to the LAKE SUMTER LANDING TOWN SQUARE with shopping, dining, and FREE nightly entertainment. Enjoy simple, airy style with coastal tones throughout in this 2 BR / 2 BA home w/ a cozy living room, formal dining room & enclosed lanai for your enjoyment. Conveniently located to major brand name shops & dining.
Our goal is to provide you with all of the information you'll need during your stay at this wonderful home in The Villages. If you need any further assistance, we are available 24/7 by phone, email or text if you need anything or have any questions during your stay. We are a local management company and have local vendors to handle any issues that may arise. So, please do not hesitate to reach out if you need further assistance.
The Villages is a 55+ community and therefore has age restrictions for long term guests. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen (19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period. Additionally, neighbors are friends here and pay attention to each other's homes. Therefore, please do not be excessively loud past 9pm.
There is a gate at the neighborhood entrance. Push the red button for access.
Front door code will be sent to you 2 days prior to your booking date.
Guests are permitted access to the entire home, excluding locked areas for owner belongings and supplies. You'll also have access to nearby activities, entertainment and sports, if you choose to purchase a Lifestyle ID and explore everything The Villages has to offer.
The Villages is a GOLF CART COMMUNITY!! There are parallel roads for golf carts only. The Villages has an app where you can find directions to anywhere with the golf cart paths. It is truly a fun experience. The home you are staying in DOES NOT offer use of a golf cart. There are local vendors available to rent (with delivery) golf carts, if desired.

- Parking: Garage has space for 1x car and 1x rental golf cart. Additional parking in the Driveway.

- 3.9 miles (or 10 min) to Lake Miona Recreation Center for fulfilling outdoor activities and entertainment
- 0.8 miles to Publix, Costco, Bonefish Grill, Starbucks, Walgreens, Spa & Patio Center, and MORE!
- 1 mile to The Villages Polo Field
- 0.8 miles (or 2 min) from Hawkes Bay Golf Course
- Multiple Pools, Rec Centers and Golf Courses all around Town!
- Multiple Executive and Championship Golf Courses to choose from!
POLICIES:
Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 2-Bedrooms = 3 guests included; max 4x guests.)
Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.
Door Code Provided 48 hours before check-in date
Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker. Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.
Smoking: NO SMOKING on the premises at any time. Violations will result in fines.
Pet Policy: A Pet (ONE) is allowed, with approval. Please send a message prior to booking to confirm your pet's stay. There is a $150 for the pet. Please inquire with management prior to booking. Small < 20lbs Dog ARE allowed. (DOG ONLY, NO CATS). Guests can be charged for any and all pet damage.
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
The Villages is a golf cart community. The home you are renting does NOT provide a golf cart, please inquire with local companies, prior to arrival, to rent a golf cart if this is something you are interested in.
