- Maximum occupancy: 14 guests.

- Pets: We welcome one dog per stay. Dogs only — no cats or other pets are permitted. A $150 non-refundable pet fee applies. Dogs must be house-trained and well-behaved.

- No smoking or vaping: Smoking, vaping, and illegal drugs are strictly prohibited.

- No parties or events: Parties, events, and disruptive gatherings are not permitted. Quiet hours: 10:00 PM to 8:00 AM

- Renter agreement: A signed renter agreement is required prior to check-in.

- Security deposit: A $200 refundable deposit is collected and returned within 5 days after checkout, provided there are no damages, missing items, or other issues.

- Septic system: This property uses a septic system. Please do not flush any items. This includes wet wipes, diapers, paper towels, feminine hygiene products, or any other items.

Please note: We no longer have an outdoor TV, but we’ve added a TV in the bunk bed room instead! 😊

Also, during the month of August - September, we’re building a new outdoor fire pit. There will be no construction or work taking place during your stay, but you may notice some materials stored outside on the ground as we prepare for the project. Thank you so much for your understanding!

1st and foremost: We would 100% rent this house again and our Host was very very good with communication. Overall, the house was exactly as advertised and very comfortable. You will not regret choosing this spot! There were multiple minor issues that we saw while staying that could have made this house perfect and they all were associated with the amenities. I truly believe after my conversation with the Host, those items are rectified and it will be a perfect place for you and your family to enjoy!

We had a frustrating experience with the AC. The main living area did not cool for the entire stay, and the master bedroom lost cooling the last two nights. A technician came out during our visit and said a part needed to be ordered. The host disputed that there was a problem and offered a twenty percent credit for one night, which we did not feel reflected the impact. Vrbo refunded their service fee. The property itself is nice, but the cooling issue and the host's response made the stay uncomfortable. Otherwise clean and well-located. Next time we have any issues, I was instructed to contact VRBO directly and not the host. Lesson learned.

Thank you for your feedback! We’re sorry the temperature in the main living area did not feel comfortable for everyone during your stay. We’d like to clarify that the concern was limited to the main living area, not the entire property. We did our best to address it promptly, including arranging for an HVAC technician to come out during your stay despite the difficulty of finding last-minute availability. The technician who came out during your stay was unable to identify a specific issue, he said the system is working but believed that replacing a part could potentially improve the cooling in the main living area. He also noted that the property felt cool. You also reached out to request a late checkout and we were happy to accommodate you with a complimentary two-hour extension at no additional cost. As a gesture of goodwill, we also offered a 20% refund for your entire stay, rather than just one night, and shared the exact refund amount with you, but the offer was declined. After checkout, we inspected the property within 30 minutes and did not find any apparent issues. At that time, the main living area thermostat was set to 66°F, and the home felt cool despite the warm weather outside. The home is a large property with high ceilings and large windows in the main living area. Following your stay, we had the same HVAC company return to conduct a more thorough inspection with two technicians. They were unable to identify any specific issue and confirmed that the AC system was functioning properly. Given the size and design of the main living area, they recommended adding additional cooling capacity for guests who prefer to keep the space even cooler. We have since added an additional high-capacity AC unit for that reason. We appreciate your positive comments about the property, cleanliness, and location, and we will continue doing our best to provide a comfortable experience for all of our guests. Thank you!

Really nice roomy house for 14. Well equipped kitchen and the 4 and 1/2 baths were great. Linens and pillows for the two pull out beds were missing or not adequate, but we were able to make it work by borrowing pillows from other beds. The oven had not been cleaned after the prior use so we had to deal with quite a bit of smoke when using for the first time. The AC for the upstairs living area seemed to be undersized or not performing adequately to keep that large space cool. All of the bedrooms had plenty of cooling. There were 4 ceiling fans in the living area, but only two of them had functioning remotes.Sounds like lots of issues, but we had a great time and the indoor and outdoor spaces were great for our family. The issues should be looked at by the owner to ensure that future guests who may be less accommodating will have a good experience.

The home is in a nice, upscale area, and a great location for all the amenities of Helen and Unicoi. The host was amazing, and so responsive! We all enjoyed the game room, the hot tub, and the theater room. There was plenty of room for everyone, and the view from the back decks was amazing. Peaceful and relaxing!
