LipaHill Luxe the villa with a private swimming pool, sauna, gym and lounge area. It’s the new part of LipaHills properties build with a high standard of quality and comfort, providing an impression of individual Luxury. The villa has appox 500m2 of useful area with a stunning view to a wonderful nature and the hills. The villa is isolated from crowds and noise providing complete privacy. Right after the garden there is a beautiful forest that creates amazing air with a 20-minute walk to the lake. The villa is located 10km from Belgrade, 30 min drive from the airport Nikola Tesla and 30 min drive to the City center. There are 4 main bedrooms with 7 beds and a big gallery with living space and 4 beds upstairs.
The villa is ideal place for parties, celebrations, a solemn event or corporate with a daily capacity of 30 people and sleeping capacity 16 guests. As a part of LipaHills properties we offer a possibility to rent a whole bunch of 2 properties for bigger parties for about 50 persons.
By the outdoor swimming pool there is a big lounge area equipped with a large table, sunbeds, armchairs and a large-scale barbecue with a lot of equipment to enjoy. The swimming pool has a heating working from April till November provided the outside night temperature is above 15+. From the lounge area there is step entrance to the sauna and gym. The sauna and jacuzzi are working all year round free of charge. The gym is equipped with professional training devises. WC and showers are also in a step entrance from the pool and lounge area.
On the ground floor there is a huge living room united with a dining room, kitchen and sitting area. There is a big smart TV, soundbar, few coffee tables and king-size dining table. The kitchen is fully equipped with cutlery, crockery, glasses etc, dishwasher, 2 cookers, stove, microwave and 2 fridges. There are 4 common WC/showers inside the villa.
There is a dedicated place for Narghile (hookah) , however apart of this place, a smoking is NOT allowed inside the villa.
There is a separate conference room with a big table on the ground floor.
Every room is air-conditioned and heated. Guests have at their disposal hygienic elements, linen, towels, WIFI. Mosquito nets are installed to every window.
Child’s chairs, cots are free, available by a request. There is a private parking for up to 7 cars. City bus’ station and supermarket is on 7min walk from the gate.
Airport transfer, excursions and car rent are available by a request. There are few cars available with a sitting capacity up to 8 passengers. The professional musical acoustic is available by request.
