We simply ask that you leave the home in a respectful state by bagging your trash and starting the dishwasher before you depart.Step outside to your private oasis: a spacious screened patio with a ceiling fan, ample seating, and a mounted TV overlooks the water, perfect for al fresco dining or sunset cocktails. Fire up the propane grill for easy BBQs, then unwind in the bubbling hot tub under the stars. House Rules & Agreement

Welcome! We’re excited to host you. This is a quiet residential neighborhood and we want everyone — guests, neighbors, and us — to have a great experience. By booking, you and all guests agree to follow these rules. Violations may result in fines, extra cleaning/damage fees, or immediate removal without refund.

1. Quiet Hours – STRICTLY ENFORCED10:00 PM – 7:00 AM daily
Zero noise that can be heard outside the unit — no music, loud talking, TV, or slamming doors.
Outdoor areas (patio, balcony, etc.) must be quiet during quiet hours.
If the guests are too loud and disrupt the property, this can result in cancellation of the reservation without any refund.

2. No Parties
Absolutely NO parties or gatherings.
If there is any sign of a party, this can result in a cancellation of the reservation without any refund and any additional cleaning fees.

3. No Smoking or Drugs
Non-smoking property
Evidence of any smoking inside the unit or use of drugs = $500 fine + full deodorization/cleaning costs.

4. Pets (only if pre-approved in writing)
$100 pet fee per stay.
Max 2 pets.
Pick up waste immediately.
Excessive barking or disturbances = $250 fee + possible removal.

5. Check-in & Check-out
Check-in: 4:00 PM | Check-out: 10:00 AM sharp
Late check-out without prior approval:– $100 for 1 hour– Full nightly rate after 1 hour
After 10:00 PM check-in? Text estimated arrival time at least 2 hours in advance and text again once you’ve arrived safely.

6. Security & Monitoring
Outdoor Ring/doorbell cameras are active 24/7 for safety and compliance.
No indoor cameras in living spaces.

7. Damage, Missing Items & Personal Belongings
You are 100% responsible for any damage or missing items.
Report accidents immediately
Host is not responsible for lost or stolen personal items.

8. Owner’s Property & Bicycles
All furniture, décor, grills, etc. must stay inside the unit or on the property.

9. Treat It Like Your Own Home
This is a residential building. Respect neighbors’ privacy and peace at all times.
Keep walkways clear, don’t slam doors, and be courteous.

10. Local Laws & FinesYou agree to follow all city ordinances (noise, parking, trash, occupancy).
Any fines issued to us will be passed to you + $100 admin fee.

11. Host Availability
We’re here for you 24/7 via text or app
.Issues after 10:00 PM may be handled the next morning unless it’s an emergency (flood, fire, lockout).

FINAL AGREEMENT
By booking this property, every guest confirms they have read, understood, and agree to all House Rules above. No exceptions. Violation of any rule gives us the right to terminate the stay immediately, retain all payments, and charge additional fees.

HOT TUB RULES

To ensure a safe and enjoyable experience for everyone please follow these guidelines while using the hot tub.

1. Thoroughly rinse off before entering: This is mandatory.
Rinse your entire body and feet thoroughly with the outdoor hose or shower to remove sand, shells, salt, lotions, oils, sweat, and debris. Sand and shells tracked in from the beach are a major issue—they settle at the bottom, damage the filtration system, and require extra maintenance.

After each use, please lower the temperature to 85°F.

6. Supervise children at all times
No children under 5 are permitted, even with supervision.

7. Cover the hot tub when not in use

8. Report any issues: If you notice problems like unusual odors, cloudy water, sand buildup, or equipment malfunctions, contact us immediately. Do not add chemicals or adjust settings yourself (beyond temperature and jets as noted).

By following these rules—especially the thorough rinsing step—you`ll help prevent sand and shell buildup, keep the hot tub in excellent condition for all guests. Violations (such as excessive sand introduction) may result in additional cleaning fees or restrictions on use. Enjoy!
