Just Chillin

The Space:
JUST CHILLIN is a newly updated, classic, dog-friendly Folly Beach house. The location at 1205 East Arctic Avenue is premium, with the house situated in a cul-de-sac, keeping traffic to a minimum. You will enjoy one of the more secluded areas of beach on the island. There is plenty of space indoors and out for rest and relaxation. Inside, the home has 4 bedrooms, three bathrooms, and two sleeper sofas. It sleeps 10 people. The open living, dining, and kitchen areas have views of the Atlantic Ocean. Watch movies as the sun goes down on the huge flat-screen TV in the main living area. The home was recently renovated with new furnishings, mattresses, and flat-screen TVs in all the rooms.

If people need a break from the sun, head to the ground level to shoot pool, play cards, or relax in the sitting area while catching your favorite show. (Keep in mind that the ground level is not designed as a sleeping area and has exposed ductwork and pipes.)

The outdoor living area for the home is HUGE. With an oversized deck upstairs and another sundeck on the ground level, this home has one of the largest outdoor deck spaces available on Folly Beach. Guests relax in the sun while hearing waves crash into the shore and the wind blows through the palm trees. Truly, this is a slice of paradise! Under the house, you'll find a gas grill, seating area, and cornhole game. Use the outdoor shower at mid-deck level to clean off all of that wonderful Folly Beach sand. The home has private parking with room for four cars if standard size or for two larger vehicles. Make this spot your next vacation destination and enjoy your stay.

The two king beds were the most uncomfortable beds we have ever slept on. The one facing the ocean, my sister and her husband had to remove the gel topper. The one I had, when you got in bed you rolled to the middle where it sagged. The toilets were so low it was like squatting on the floor. So if you have any mobility issues, this is not the house for you.The internet only worked two out of the fourteen days of our stay. Everyday I was told that the provided was coming and they never did. I had to work, so every day I spent four hours at the Starbucks five miles away.The basement takes on water when it rains, so it constantly smells musty. The entry into the house is in a weird location, through one of the bedrooms. This house has a lot of stairs to navigate, getting in, and getting out to the beach. So again if you or anyone in your party have any mobility issues, this may not be the house for your vacation.

Beachfront but old

We love being only steps away from the beach. The deck had a dining table, rockets and a couch section. Beautiful views from the deck. The house is old and the layout is weird. The front door leads into a double bedroom. We were not comfortable sleeping in there. The bedrooms were nicely decorated. The bathrooms are in need of an update. They were clean but not really functional. The master bathroom was fine. The living room area is big and so is the kitchen. I wish there were more cups for coffee and silverware. The bbq and fire pit under the deck doesn’t make sense to me. Seems like a huge fire hazard. Property management was great!!

Spring break getaway

Our daughter did a school trip to NYC, so we decided to take our 15 year old son to the beach for Springbreak. The location is exactly what we were looking for right on the beach. The deck was amazing and plenty of chaira provided. The house is hugeThis would be ideal for large groups and families. Like others have stated the house is a little outdated and looks to need some repairs, but that did not bother us. The beds were very comfortable plenty of bathrooms, entertainment in the basement and large tv. I would stay here again. The view and location is worth the price which was very reasonable compared to other rentals in the area. (it

Great location beach house

Perfect, quiet location on the beach! Plenty of space for family and lots of indoor and outdoor seating. Little bit of wear and tear but super comfy and pictures are great representation of the house. It was perfect for us!

Fit our family

Honestly, and personally, I would stay here again. There are some imperfections throughout the house and deck, so if you are someone that wants perfection do not stay here. You get what you pay for. These imperfections did not change how I feel and how it fit my family perfectly. We did not spend too much time inside the house. We were outside majority of our stay.

Good location and space but needs improvement

While the space and location of this property is great, including good amenities such as kayaks and boogie boards, there is much room for improvement. They have a cockroach problem in the kitchen which was pretty gross - we killed multiple every night in the cabinets / on the counters / on the floor. There is a leak in the basement where water pools, making the room unusable. The cleaning crews also entered unannounced 2 hours early for check out. I would not come back unless they fixed these problems.

The perfect beach house

We stayed here with our family of 7 and 2 dogs. Adults, kids and an infant. The house was perfect for us. Space and rooms for everyone to spread out. The property has a rustic charm which I appreciate. The house has a such a cozy feel that you know hundreds of memories were made there. We had the best time and the memories we made are now imprinted on the house too. It’s a time we’ll never forget. Location was amazing. I love this rustic charm beach property. I highly recommend. Thank you so much!!

Wedding week

The best week of my life! The house has tons of room and was clean. After reading other reviews I was quiet nervous about having my wedding week at this house. It is an older and weathered house, quirky for sure (which tends to fit our group)! Definitely glad it was a cool week as the ac is not up to par. We were able to leave the air off and open doors and windows. The extra refrigerator and futon in the basement is definitely a plus. The decks were huge and came in very useful and the view is WONDERFUL! Take toilet paper and paper towels as there were not enough for the number of guests the house holds. The two twin beds were apparently pretty uncomfortable but the couches pull out and friends were able to sleep there instead. Probably a bit much price wise but only because it’s an older dated home that could use some TLC. I’d do it all over again next week if I could!

So-So Property

The property was very clean, the bed very comfortable and hot water in the showers. We had two plumbing issues that existed prior to our arrival that had to be addressed while we were there which was a hassle and disappointing. The property seems as if it was meshed together over the years and the floors are uneven and many of the doors don't close. The basement/dungeon is not really usable in my opinion. This place seemed more about sleeping as many folks as possible than having a nice property.

House

Although the location, being on a private beach was amazing, the house could use some work. We came in contact with evidence of rats(feces) and a couple of water bugs. Downstairs definitely needs fixing up because: insulation and leaking pipes are shown. That might be the cause of the rodent and water bug situation. Other than that, we enjoyed ourselves.

Excellent Folly Beach rental

We really enjoyed our stay at Just Beachy! The home is in a great location and is well supplied with everything you will need. We felt the house matched the description perfectly and was clean for us to arrive. The property manager did a great job in making sure our stay met expectations. We would definitely stay at Just Beachy again.

Family graduation celebration

We were in town to celebrate our daughter’s graduation. It was also the first time in over a year that grandparents could be inside with us. House is as described (in overview and reviews). Location is fab, on the beach with a lovely wide deck (with loungers) etc. could do with an umbrella for shade on deck. The sliding door is a huge issue - really stiff and the handles are on the verge of collapse- needs tlc before summer season and a screen door. House is comfortable and spacious but definitely needs updating and a review of utensils. You get what you pay for as it was decent value for our stay. And the marvelous views. Loved that you could bring dogs - we brought covers for the furniture in case, so I’d recommend supplying those. Would also recommend a gate at the top of the stairs to deck as dogs are not allowed on the beach between 10am-6pm in season. All in all a great spot to base ourselves for our daughter’s graduation from College of Charleston! Extra shout out to Mother Nature for providing us with a week of glorious weather.
