The Space:

You’ll find a welcoming living area that flows into the kitchen and dining zone, perfect for conversation or unwinding. Bedrooms are comfortably appointed—one with a King, the other with a Queen. The pull-out couch in the living room adds flexible sleeping space for a fifth guest. Clean, neutral décor and natural light create an easy, relaxing atmosphere.

Spend the day exploring downtown’s vibrant arts and food scene, wander the Riverside Arts Market, or enjoy family-friendly fun at the Jacksonville Zoo & Gardens. For a more relaxed outing, Jacksonville’s beautiful beaches are only a short drive away, perfect for soaking up the sun or taking a sunset stroll.

Late Check-Outs & Early Arrivals

2-3 hours: $200

Refund Policy



A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.



General Guidelines



●Pets: A pet fee of $75 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.

●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.

Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.

●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.

●Trash: Dispose of all trash in outside bins before departure.

●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.

●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.

●Windows: Keep windows closed for security.

●Storage Closet: Keep this area closed and locked.

●Consumables: Leftover items are at your discretion; freshness is not guaranteed.

●Furniture: Do not rearrange.

●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.

●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.

●Illegal Activities: Will result in immediate eviction.

●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.

●Oversized marble bathtub with jacuzzi for a luxurious soak.

●Kitchen equipped with a garbage disposal for convenience.

To help protect both our guests and our homes, all reservations are required to complete the Joseph Ellen Guest Protection Program before check-in.



As part of the simple pre-arrival process, you'll:



Complete a quick guest verification.

Review and electronically sign the Joseph Ellen Rental Agreement.

Choose one of the following protection options:

Damage Waiver: A small non-refundable fee that provides coverage for eligible accidental damage during your stay. This is the most popular option and helps avoid unexpected costs from minor accidents.

Security Deposit: A fully refundable security deposit hold that's released after checkout, provided no damage or policy violations are found.



We'll send you a secure guest portal link before your arrival to complete these quick steps. It only takes a few minutes and helps create a smoother, worry-free experience for everyone.
