I was up from Texas to bass fish Lake Champlain and fly fish the Au Sable river for a few weeks. This house was located in the heart of it all. Several boat ramps close by and the property had ample room for my truck and Nitro Z 20 bass boat. The house was very comfortable with lots of room.
The cottage itself has a very vintage vibe. We really enjoyed the veranda with full of natural lights given that the yard has alot of mosquitoes. I guess it's to be expected since we're next to welands.
We really love the proximity to the private beach. The beach is beautiful, the kids really enjoyed playing in the sand, swimming and paddle boarding.
The property is great and clean .
We expected the access to water front, but the property doesn have it.

Everything else was great
No broadcast tv,toilet in MB is loose on the floor and the seat is also loose, a lot expired food left behind, water filter in ref needs to be replaced

Disappointed
We were very excited to rent this property (7/26-8/2) as it was very close to Ausable Chasm and Rolfs Orchard, which are 2 of our favorite places and it's where I grew up. We were also looking forward to being so close to the lake. We were driving from KS so we didn't arrive until 1am, it was very dark and turns out the property is on a dirt road but we finally arrived safe and sound. We unlocked the doors with no problem but unloaded through the sun porch. The large screen door on the slider was broken and leaning against the wall, which was strange and didn't start us with confidence in a well taken care of piece of property. The inside was hot, I understand you don't want to waste AC but since the AC is only in the living room it would have been more welcoming if it had been left on low. As we were unfamiliar with our surroundings we didn't want to just have the windows open so it made our 1st night quite warm. The 3 bedrooms were good size, as was the living room but there was a layer of dust on every surface and every remote was unusable because batteries were either dead or corroded. The 2 bathrooms were good size but the plumbing is sketchy on it's best day with no plungers available if needed, the sewer (actual waste) backs up into the shower and forget flushing if anything else is being used. The kitchen was adequately stocked with utensils and dishes although we used disposable for the majority of our stay. The instructions were left on the table and we were disappointed to read the lake instructions, pretty much you can walk down there but dont plan on sitting and relaxing on a beach playing with your kids cuz you're not allowed, you can only walk down there, dont cross the lines! We had to keep the trash in the sun room as the raccoons are pretty smart and know how to take the lid off the can, that got old fast. On our last day we accidently locked the door instead of using the keypad. We tried emailing the owner as all the contact info was in the house but no response. Fortunately a window was unlocked and we eventually got back in. This would really be an awesome property with a little maintenance and extra cleaning.
This is not a fancy place, but has everything you really need. Plus a nice deck, a fire pit, and a close walk to Lake Champlain. Very quiet and peaceful. The owner was extremely responsive -- a water problem happened shortly after we arrived, and he resolved the problem diligently and as quickly as possible. Problems with houses do happen! But his responsiveness ultimately made it no problem for us.
Great location near the lake, easy to reach from main roads.
We enjoyed our stay at this property. Our grandchildren appreciated the many toys available to them. The adults appreciated help provided by Bruce to a mini-crisis. His calm thoughtfulness was just what we needed. Only criticism is the wi-fi. It basically did not function during the visit. Not good for the business people that need to stay in touch.
