Perfect for family reunions, group getaways, or remote work retreats, this spacious home can sleep 18 guests with 11 cozy beds - additional sleeping can be accommodated upon inquiry. As you come up the private drive, you will be pleased to view a secluded 10 acres which has room for everyone to find some space of their own! You’ll immediately be drawn to the beautiful yard, surrounding woods, large deck - with hot tub, gas grill and Blackstone griddle, patio, fire pit, swing - and those are just the outside amenities! 

Step inside the 3,200+ square foot house to experience all the amenities the Chattanooga Family Villa provides: 

* Eagles Nest Master Suite - King bed, 65" TV, seating area, fireplace and ensuite bath with jetted tub and separate shower. Master bathroom also includes a pack and play, stroller and tub for baby as well as portable gates for stairs. 

* Starlite Master Suite - King bed, 65" TV, seating area, fireplace and ensuite bath with separate makeup table. Also has a large workstation for those guests who need to catch-up on e-mails and/or take private conference calls.  

* Treehouse Master Suite - King bed, 65" TV, seating area, makeup table and direct access to bathroom. An additional work station is available at the top of the stairs just outside this suite. 

* Bear Cub Bunks - 2 Full bunk beds, 2 Twin bunk beds, 65" TV, makeup table and direct access to bathroom 

* Riverbend Bedroom - Queen bed and 65" TV, with a shared bath in hallway

* Trailbend Bedroom - Queen bed and 65" TV, with a shared bath in hallway

* Large Open Living Area - seating for 20, oversized sectional couch that can sleep up to 5, a gas fireplace and 82" TV 

* Dining area - with seating for 12 * Kitchen - fully stocked for large groups with additional seating for 6

* Beverage Bar- fully stocked with coffee, tea & hot chocolate and ample glassware for everyone 

* Dedicated work or gaming space - with monitors, hookups and printer provided 

* Wolf Den/Game Room - the ultimate gathering space with 82" TV, additional seating for eating or games with two garage doors which open up to the fire pit area and all other outdoor amenities. Guests will have full access to the house, deck and surrounding area around the house. 





SAFETY: 

* Cameras are located around the exterior of the property and are intended to enhance the safety and security of our guests, and property when vacant. They are not intended for any other use as we respect the privacy of our guests. We will only access footage from the camera in the event of a safety and security concerns or concerns of potential violation of house rules i.e., parties/events, exceeding confirmed guest count, undisclosed pets, etc. 

* As property is located on a ridge, lights have been placed around the perimeter of the primary access area. 





ADDITIONAL PROPERTY INFORMATION 

** Property is located less than 1 mile off I-59 on a side street. The street is initially paved but then transitions to a gravel road where additional vacation rental properties and cabins are located. Please observe the 10 mph speed limit as children and pets can be present.

** Large driveway has recently been upgraded with new gravel and expanded parking space 

** Driveway up the hill is steep however it is accessible with SUV's & standard cars, and best handled by maintaining speed as you go up the hlll

** Given the proximity to the woods, there is wildlife in the area

** Firewood is provided with ample kindling throughout the property 





PETS: This is a dog-friendly property with a nightly pet fee. We welcome 2 dogs - with additional consideration upon request, and additional fee. All dogs must be in a crate when guests are not at the home. All dogs must be on a leash when outdoors to comply with local laws. To keep the property/neighborhood clean and tidy, please pick up after your dog(s) with provided waste bags. A $500 fee will apply for pets not disclosed during initial booking of property. 





HOUSE RULES: 

** Primary Renter must be 25 or older 

** Smoking / vaping strictly prohibited inside house - $500 fine will apply 

** No parties, excessive noise, or events are allowed 

** Do not exceed the maximum occupancy of 25 at anytime

** Quiet hours are 11:00 pm until 8:00 am
