New Lake Side (seasonal) Paradise Cabin with Private Boat Dock and Hot Tub.

Plan your vacation at this retreat, boasting lovely views, a private boat dock, lake access (seasonal), huge deck, a fire pit and a private hot tub.

With Tamarack Resort just over seven miles away, offering downhill skiing, snowboarding, mountain biking, rafting, zip-lines and the lake* just outside your back door, guests staying at this four-bedroom vacation rental will have something fun to do all year-round.

*Outside firepit only seasonal. Firewood is not provided.*

This luxurious cabin was custom built in 2018 by the owner, who builds exclusive, custom homes in the Boise area. The lot borders the lake and has a private boat dock just steps away from the back yard. The lake water level fluctuates, depending upon many factors. It is your duty to do due diligence to determine if the lake level is suitable for your stay.

Except for a locked garage bay and two locked cleaning closets, you`ll have access to the entire home.

The Dawn Drive area is a unique collection of homes that border Cascade Lake.

There is public transportation available in Donnelly, but a vehicle is recommended.

There are exterior security cameras on this home.

Please review the policies below, as you are agreeing to these terms when you confirm your reservation.

TERMS: To make reservations for lodging, the entire amount of rent is due immediately to confirm the reservation, unless a payment plan was pre-approved.

CHECK-IN/CHECK-OUT: Check-in after 4:00 pm / Check-out by 10:00 am. No early check-in or late departures are permitted without prior authorization. A fee of $25 per extra hour will apply if early check-in or late check-out is approved by management. If guest(s) depart after 10:00 am without prior approval, Management reserves the right to charge the card on file for an extra night of rent.

EVENTS/PARTIES: Events or parties are not allowed.

PETS: A $500 penalty (per pet) will be assessed to the primary guest if there is evidence that unauthorized animal(s) were outside and/or inside the cabin at any point during your stay. In addition, a group with an unauthorized pet might be asked to immediately depart, with no refund. In any event, damage done by a pet will incur an additional charge, whether authorized or unauthorized.

SMOKING/FIREWORKS: Smoking and/or vaping is not allowed in, on or within any and all portions of the property. Fireworks are not allowed at the property under this contract and aerial fireworks are prohibited by local ordinance. An $800 penalty will be assessed to the primary renter if these rules are violated, plus additional damages.

DAMAGE: Guest(s) shall be liable for any and all damages that are said to have occasioned during guest’s stay. This includes but is not limited to damage to the home, contents, garage and surrounding property and landscaping. Immediately alert Frost Management of any accidental damage.

COURTESY: Quiet time is observed from 10pm until 8am. Be aware of and follow city, county, and state laws concerning behavior and noise. Please be considerate of neighbors’ peace and enjoyment.

CANCELLATION: Management honors Airbnb’s cancellation policy. No refunds for early departures or late arrival. No show, no refund. Management is not responsible for cost of cancelled travel plans. Management reserves the right to move guests to equivalent, or up-graded, lodging when and where available.

HOME FURNISHINGS: No furniture re-arrangement, including re-arranging cables for electronics.

AMENITIES: If any of the house amenities stop working or breaks during your stay due to unforeseen circumstances, Management has 24 hours to repair that amenity. If repairing is not a possibility, there will be a $10 reimbursement given to the renter for each night of the remainder of the stay.

FIRE: Outdoor fire pit is not equipped with firewood. Most local gas stations or grocery stores offer bundles of firewood.
1. All outside fires must be in the designated fire pit.
2. Ensure all fires are completely extinguished prior to leaving the fire pit. Do not leave fire unattended at any time.
3. Be sure you have access to enough water to put any fires out.
4. Do not use the fire pit when conditions are hazardous (high fire danger or windy).
5. Review any local Open Burning Ordinance in place at the time of your stay.
6. Guest will be financially responsible for any damage done by fire.

OHVs: Operation of ATVs, UTVs, motorcycles or snowmobiles is not permitted on the rental property, or neighboring property or within the subdivision(s), including vacant lots. No overnight vehicle or trailer parking of any kind is allowed on the road system.

TRAILER/RV AND PARKING:
1. No recreational vehicle or trailer parking allowed on the road system, except where specifically designated.
2. RVs must receive pre-authorization and a $25 nightly fee will apply. If an unauthorized RV is noted onsite, a nightly penalty will be assessed for the duration of your stay, in addition, guest may be asked to remove the RV before scheduled departure.

HOT TUB:
1. Hot tub will be cleaned and ready for your use. Please call or text management upon arrival if the hot tub needs attention.
2. Proceed with caution, especially in winter months, as water or ice around hot tub can cause slips and falls.
3. Hot tub is designed to accommodate only the number of seats it has. Do not exceed this number as the filtration system will not handle a larger number of people than the number of seats the hot tub has.
4. If the hot tub requires a “drain and fill” after your stay, a charge of $150 will apply.

CAPACITY: At no point in time should the home exceed the number of guests agreed upon. For example: If your reservation says “10 guests” but you invite 5 additional guests to stay at the property during the day and/or overnight, that is considered a breach of contract and is basis for eviction without a refund. This number is set to adhere to fire codes, guest safety, county ordinance and septic system limitations.

If reports are received that these terms are not being adhered to, and management believes damage could occur to the cabin, you will be instructed to depart the property and will have 1 hour to vacate the premises. In this instance, all monies paid will be forfeited and no refund will be granted.

Breach of this contract by any member of the group is considered the same as a breach of this contract by the person who signs it. This contract is not considered a lease, and therefore is not governed by Tenant Landlord Laws, as defined by the Office of the Idaho Attorney General.

As cabins are frequently located in a rural area, please be prepared for slow/spotty Wi-Fi and internet. Management makes every effort to ensure the WiFi is in working condition, but cannot guarantee the internet will always be reliable, and will not permit refunds due to Wi-Fi/internet issues.

Please provide everyone in your group a copy of this information, so they are informed of the terms pertaining to this cabin.

Damage: Guests are responsible for any damages and must report them to management immediately.

Home Furnishings: Please do not rearrange furniture or games. Any damage found at departure will incur additional charges.

Hot Tub: If this home has a hot tub (not all homes have hot tubs), please follow hot tub guidelines; a $150 charge applies for `drain and fill.`
