When you walk in our home you will find our open concept living room, kitchen, and dining space that creates the perfect space for memorable gatherings. The living room features a Smart TV with all your favorite streaming channels, along with cozy seating, board games, and an electric fireplace. Whether you're preparing delicious meals in the fully equipped kitchen or enjoying a card game at the dining table, the seamless flow of this space ensures everyone can be part of the fun.



Outside, enjoy the private patio space with a hot tub spa and seating! Our home also has the amenities you need for your bike - a wash station and secure bike racks!



When it is time to turn in for the night, choose from one of our three private bedrooms:

(1) Primary bedroom - King size bed, Smart TV, and an attached private bathroom with a large jacuzzi tub.

(2) Second bedroom - Queen size bed, Smart TV, closet, and a nearby bathroom.

(3) Third bedroom - 2 Full/Twin bunk beds, Smart TV, closet, and a nearby bathroom.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Bella Vista is home to Northwest Arkansas' premier mountain bike trails, nature trails, golf courses, and lakes!

Other Things to Note:

★ Not pet-friendly.

★ Per Bella Vista POA rules, renters must complete a guest card listing each guest’s name in order to access amenities. A $30 processing fee is associated with this pass, and it must be paid PRIOR to your arrival. Please note that while the pass grants access to most recreational facilities, it is not an all-access free ticket. Amenities such as pools, lakes, fitness centers, tennis, golf, etc., still require payment of applicable usage fees. Additionally, the Bella Vista POA Member Services office is not open on weekends, and we will NOT be able to issue cards on those days. Please message our guest services team regarding this inquiry at least 5 business days prior to your stay.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- No parties are permitted on the premises at any time for any reason. Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property is not pet-friendly. Pets discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- The city of Bella Vista has a noise ordinance, and quiet hours are strictly enforced between 10PM-7AM. Failure to comply can result in up to a $1000 fine.

- Street parking is strictly prohibited. All vehicles must be parked in the garage or on the driveway.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
