If you see the picture of a barbecue, that doesn’t mean that the barbecue is advertise, you need to go to listing amenities to see if the barbecue is advertised or not



The Space:

-NO PARTIES ALLOWED

-Quiet enjoyment all the time during the reservation,

- No loud noise or music during the entire stay after 10 PM or before 7 AM as we have close neighbors and that will disturb them.





This is a very quiet neighborhood and guests and/or their invitees must drive very slow and safe in the neighborhood.



- No gatherings, smoking or drinking outside in the front of the property.



- NO locals under 25 years old of age are allowed to book this house for the weekend



BRAKING ANY OF THE ABOVE RULES WILL CAUSE CANCELING YOUR RESERVATION AND IMMEDIATE EVICTION WITH NO REFUNDS.





Please make sure you don’t leave your pets alone in the house



Guest Access:

Please note that Reno area is a ski destination and skiing comes with snow and road closures, we wait the entire year for the snow and skiers so that we can balance our income and run our rental arbitrage business, visitors needs to be prepared for harsh weather conditions and they should always check the weather forecast and plan ahead, be prepared start your travel early in the morning if you can to make sure you will get to Reno before the Sun Set when the weather starts being harsh, be prepared to have AWD/4WD vehicles with tire chains and longer travel times (sometimes over 8 hours) or rerouting to get here sometime from a longer route.

So please be prepared because we can’t provide refunds for cancellations due to storms and road closures.



Getting Around:

Mail and Delivery Disclosure



Dear Guest,



As part of our policy, we do not provide mailbox keys to guests. Please be aware that if you order items small enough to fit in the mailbox, they may be delivered there, and you will not be able to retrieve them. Additionally, we kindly ask that you refrain from using the listing address for your mail.



For your convenience, we recommend obtaining a PO Box to ensure your items are delivered securely and can be retrieved at your convenience, giving you peace of mind.

Other Things to Note:

📌 Reservation Changes, Early Check-Outs, and Moving Dates



Please note that shortening your reservation, checking out early, or requesting to move your stay to different dates is treated the same as a cancellation. Once your reservation begins, the dates are blocked exclusively for your group, and we are unable to guarantee rebooking the unused nights on short notice — even during high season.



We operate under a rental arbitrage model and carry fixed costs including rent and daily operational expenses for each property. Because of this, we cannot afford to leave the home vacant, and therefore cannot offer refunds or date changes after the reservation has started.

There is no physical key ! It’s just a code that you can enter anytime you want !



Interaction with Guests:

Please note that since we don’t charge extra for additional guests we only provide bedding and towels the same amount of the beds, and also always double check the amount of beds as some guests mistake the amount beds with the sofa beds however sofa beds won’t come with beddings
