Welcome to your breath-taking, fully equipped and designer decorated Verandah home with a direct view of the lush fairway greens! This majestic home has 2064 sq ft of indoor living area and another 350 sq ft of outdoor screened lanai-in with a crystal blue swimming pool with water feature. The community boasts two of the best golf courses in SWFL: a links-style Jack Nicklaus course and a resort style course designed by Bob Cupp, resort style amenities such as kayaks, pickle ball and more!
We manage this beautiful vacation home for the owners and are available by phone or text anytime during your stay.
There will be a comprehensive house manual at the property as well as online and we will send your check in details and directions a few days before your arrival date.

Our guest experience is important to us and we want to make sure the property and location are right for you and your expectations are met, to ensure a great vacation!
The community boasts two of the best golf courses in Southwest Florida. One is a links-style Jack Nicklaus course. And the other is a resort-styled course designed by Bob Cupp with one of the prettiest finishing holes around. The community has miles of boarded walking/biking paths through nature preserves. There are kayaks available to rent, to play on the orange river with the manatees that often swim right up to your boat.
This is a large, beautiful community with many trails for walking, as well as bike paths to explore your picturesque surroundings!
This is in a secure community with an HOA application process to be completed 30 days in advance. Minimum booking age is 30 and a background check is required.
To ensure your stay is as smooth as possible, there are a few house rules.
1) The minimum age required to book this unit is 30 and that person MUST be staying at the property for the duration of the booking. We reserve the right to request IDs at the time of booking and any time thereafter.
2) The maximum number of guests allowed for occupancy is 8. You will be asked to leave immediately, and no refunds given, if management determines that bookings have been made under false pretenses, guests are underage, or guest numbers exceed eight.
3) No parties or events. No loud noises before 8am or after 10pm
This is a residential community, and we ask that you respect our neighbors right to privacy and quiet enjoyment at all times.
4) In the event of any damage that occurs during your stay, please inform us as soon as possible. We understand that accidents do happen. If damage occurs during your stay, please notify the property manager immediately so we may assess and notify you of any replacement/repair charges if applicable. This also allows us time to repair/replace before the next guests arrive. There is a $750 security deposit charged at the time of booking.
5) Pets. No pets are allowed on the premises at any time.
6) Pool. Please note that there is no pool barrier, so children of all ages must be supervised at all times.
You (occupant) agree to assume all risks associated with the use of the swimming pool and of the swimming poolâs existence on the property and will not hold the owner or property managers liable.
Please do not touch the pool equipment. If you have any issues, please let us know.
7) Leisure equipment
There are 3 bikes for your enjoyment, along with 3 bike helmets. We strongly recommend that you wear the bike helmets provided when using the bikes during your stay. There are also other fun recreational items for your use such as: basketball, football, pickle ball paddles and balls, and a spike ball game. The pickle ball paddles and balls may be brought to the amenity center for use with the community pickle ball courts. Please ensure all paddles and balls are returned to the home after use in good condition.
8) Please do not set the AC below 73 degrees as this may cause freeze-up and loss of cooling. The thermostat should be set at 76 degrees when you arrive and set to Auto. Please always leave on Auto, but feel free to lower the temperature (up to 73 degrees). Please make sure to keep all window and doors shut when the AC is running to maintain maximum efficiency and to ensure that the unit does not burn out! This is particularly important during the summer months when the AC units are working against 100+ degrees heat.
9) Check in time is 4pm / Check out time is 10am
We appreciate your cooperation with these times as there may be guests booked immediately before or after your stay and this window of time allows to prepare the house for the next guests in the best possible way.
10) During your stay and when checking out, please make sure that all trash is bagged and placed in the appropriate garbage can, located in the garage.
11) If you are staying longer term and have used extra linens and towels, please make sure there is only one set of bedding (per bedroom) and one set of towels (per bathroom), left for the cleaning crew to wash when you check out.
We would really appreciate your help with this as we sometimes have guests arriving the same day as your departure and we only have a limited time to complete the laundry.
12) NO SMOKING in the house.
Violation of this rule will incur at additional $250.00 cleaning fee.
13) Garage FOB: There is one garage door opener that is left for use from your vehicle to facilitate entry and exit of the home. This remote is expected to be left in good condition upon exiting the home. Loss or damage of this remote will incur an additional $150 fee.
