Beautiful 18-acre property less than 5 mins from center of Woodstock, VT.
Brookside is a gorgeous country property with a newly-constructed, classically-styled home set on 18 wooded acres complete with trails & the clear, crisp Kedron Brook. Property also offers a 4-stall horse barn a large meadow. The home was constructed by a professional builder as a personal family retreat. There is amazing attention to detail and modern amenities. PLEASE NOTE THAT RENTERS MUST BE 25 YEARS OLD AND ALL PETS MUST BE PRE-APPROVED BY OWNER.
Additional House Rules & Rental Policies:
Check in time is 4pm and check out time is by 11am. If guests enter the home before check in or stay later than check out, there will be a $250 fee.
There is a maximum of six (6) guests at all times. If there is evidence of more than six (6) guests on the premises at any time, there will be a $500 fee.
All guests must be over twenty-five (25) years of age, unless they are children with accompanying parents. Proof of age / government ID will be required.
This is a NON-SMOKING home. If there is evidence of smoking inside the cabin, we will be notified immediately by our cleaning service and the cost of full carpet and upholstery cleaning and deodorizing of the home will be charged.
PETS are permitted at Brookside Farm only with prior approval. General pet policy is only ONE (1) pet allowed on the premises at a time, but owners will consider exceptions. THERE IS A $100 NON-REFUNDABLE PET FEE PER PET that will be added to your rental total. If pet(s) are brought to the house without approval, there will be a $250 fee per pet. Pets are NOT permitted on the 2nd floor of the home. Pet owners are responsible for cleaning up of any/all pet refuse. Please do not allow pets on the home's furniture. Any evidence of pets on furniture may result in extra cleaning fees. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Given the wooded area surrounding the cabin, fleas and ticks will be present and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The home owners assume no responsibility for illness or injury that may occur to pets or humans while on the premises.
ALCOHOLIC BEVERAGES â No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a guest (or guests of guests) be arrested for underage drinking at Brookside Farm or if any individual observes a guest or guest of guests under the age of twenty-one (21) drinking alcoholic beverages, this rental agreement may be terminated and the guests evicted at the cabin ownersâ option. Illegal drug use is strictly prohibited.
Expedited EVICTION â A material breach of this Agreement by guests, which, in the sole determination of the owners of Brookside Farm results in damage to the house or property, personal injury to guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of guest tenancy. Violation of any of the rules contained herein will result in immediate eviction and forfeiture of rent and the security deposit.
STORM POLICY/ROAD CONDITIONS â No refunds will be given for storms. Mountain roads can be curvy and steep. Brookside Farm's steep gravel driveway is well maintained and will be plowed after every storm resulting in more than four (4) inches of snow. However we highly recommend four wheel drive and/or chains during the snow months. We cannot provide a refund due to road conditions. (Please do NOT approach any neighbors that live along our private road if you have problems in the snow.)
INDEMNIFICATION AND HOLD HARMLESS â All guests agree to indemnify and hold harmless the owners of Brookside Farm for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with guests use and occupancy of Brookside Farm including, but in no way limited to, any claim of liability for personal injury or damage or theft of property which is made, incurred or sustained by guest or any other individual.
WRITTEN EXCEPTIONS - no amendments or changes to these house policies are valid unless expressly approved in writing by the owners.
