Perfect location for groups traveling together that also want a bit of privacy over a traditional large home. Entire 2nd floor of our building, spread out over 3,500 square feet in 4 separate units. There are two 2 bedroom / 1 bath units, one 2 bedroom / 2 bath unit, and one 3 bedroom / 2 bath unit (more details in space description below). Free, gated garage parking (1 vehicle per unit, first come-first served), plenty of free street parking for additional vehicles, and elevator access.
Rent out the entire 2nd floor of our building, located in the lively Bywater neighborhood of New Orleans! You'll have access to all four units on the 2nd floor (details below), garage parking (details below), and plenty of space to spread out, stay together, and still have some privacy!
To look at photos and get the best idea of the layout, it's best to click on "All Photos" and view them in order there. Click on the first photo to enlarge it, then you can click through them in order on the slideshow. Doing it this way, you'll be able to see the captions on each photo to confirm which one goes with which unit.
The four units can sleep up to 28 guests if you have 2 people in each bed and 2 people in each sofa bed. If you don't use the sofa beds, that brings it down to 18 people (2 in each queen bed). In the four units combined, there is a total of 9 bedrooms, 9 queen beds, 6 bathrooms, and 5 sofa beds (one unit has 2 sofa beds, the rest have one).

203: 2 bedrooms (each with a queen bed), 1 bathroom, 1 sleeper sofa in living room. Sleeps 6 total.
204: 3 bedrooms (each with a queen bed), 2 bathrooms (1 is ensuite to the primary bedroom), 1 sleeper sofa in living room. Sleeps 8 total.
Parking:
There is a parking garage at the building, and you are allowed to park one car per unit, so you'd have access to a total of 4 spaces for this reservation. There are 9 total units at the building and only 6 spaces in the garage, so they are first-come, first-served. If the garage is full (or you've already parked 4 cars in there), additional vehicles must park on the street. There's plenty of free street parking on all of the streets around the building.

With Marigny, Frenchmen/FQ, and Bourbon St just a 10-minute drive away, youâre perfectly positioned to experience the best of the city. Absolutely no parties! SUPER STRICT about this: if you are found to be having a party or disturbing other guests, you will be asked to leave without a refund. There are cameras in the hallways, garage, and entrances that are monitored at all times to prevent large gatherings.
**Please Note** : This building is located in a lively neighborhood. While we are several blocks away from most of the bars and restaurants in the area, the building is located on a main road, and traffic noise can be heard inside during busy times.
Located in the Bywater neighborhood, this building is in a lively area full of trendy restaurants, active nightlife, and historic architecture. You'll be about a 10 min drive/ride to the French Quarter, making this home a great location for those coming to New Orleans to experience all the fun and lively atmosphere that the city offers.

This is a great place to base your New Orleans adventure, especially if you brought your own vehicle. Access to all parts of the city is easy from this location.
There are also Blue Bike rentals in the area (standard & electric bikes), and there's a rental station on the next block on Lesseps Street.
For public transportation, there's a bus stop on both sides of St. Claude Avenue in front of the building. While the street car doesn't come down as far as our building, the last stop is about 1.5 miles from us on St. Claude Ave (but about a 30 minute walk). You can take a cheap Uber there and take the streetcar into the city to avoid dealing with limited parking and high parking prices.

New Orleans is prone to hurricanes and other storms, sometimes outside of the normal season. Please note that we do not move, cancel, or provide refunds or credits for any reason, including COVID, road conditions/closures, travel cancellations, and weather conditions. If you think you may need to cancel for any reason, we HIGHLY SUGGEST that you purchase trip insurance or book closer to your travel dates.
***There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***
Please carefully read our house rules below
1. The booking guest must have their ID uploaded to their profile. Please do not remove your ID from your profile at any point during the booking process, or your visit. This will trigger automatic cancellation of your reservation.
2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).
3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.
4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more. There is a washer and dryer in the unit available for your use, and detergent is provided.
5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property.
6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras are present at the property to verify these laws & house rules are not broken. All rental platforms specifically ban parties from their units. Violation of this rule will result in immediate eviction and a ban from the platform.
7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.
8. Please do not use face towels to remove makeup, it damages the towels.
9. If the space is left excessively dirty, $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.
10. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request. If traveling with pets please inquire about our pet friendly units.
11. After youâve read these rules, please send me a message with the words âyellow kangarooâ, it will let me know that you have read the rules thoroughly.
12. Unfortunately, we cannot accept bookings from âLocalsâ at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.
13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.
14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.
15. Message us for long term stays.
16. Trash can be taken downstairs to the cans in the trash room, which is in the garage and next to the lobby entrance door.
17. All of our TV's are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.
18. Should you wish to receive an early check-in or late check-out, please let us know no earlier than a few days prior to your reservation date, and we will determine if it's possible. We are unable to confirm early check-in (or late check-out) requests for future dates. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time.
