Prior to arrival we will provide you with your own access code to the front door.

Guests have access to the entire home, including all living spaces, bedrooms, and bathrooms, with the exception of the owner's closet located on the first floor. Enjoy a spacious and comfortable stay with full privacy in every other area of the home!

We're located out of state, but we're always just a phone call, email, or text away. Please feel free to reach out anytime during your stay for assistance or any questions you might have.

‱ This is a non-smoking, pet-free property. Parties, events, and large gatherings are not allowed.
‱ Guests must be at least 25 years old to book. Additional fees, taxes, and a photo ID may be required at check-in.
‱ For your safety, the property is equipped with exterior security cameras—a doorbell camera at the front entrance and a rear camera facing the street. These devices monitor only the outside areas and help ensure a secure environment.
‱ A noise decibel monitor is in place to maintain a peaceful atmosphere for all guests and neighbors. Please keep noise levels at a considerate volume.
‱ Guests have access to the entire home except the owner’s closet on the first floor, which remains off-limits.
‱ Although we are located out-of-state, we’re always available by phone, email, or text to assist with any questions or concerns during your stay.

House Rules – "On The Rocks" Heber City, Utah

Welcome to our home! We are excited to host you and want to ensure you have a great stay. Please take a moment to review our house rules. By booking, you agree to follow these guidelines to keep our home safe, clean, and enjoyable for all guests.

GENERAL RULES:
~Check-in: 4:00 PM | Check-out: 10:00 AM
~Self-check-in is available with the front door keypad.
~Maximum occupancy: 8 guests (including children).
~Minimum age to book: 25 years old.
~No unregistered guests or visitors allowed without prior approval.
~Please treat our home with respect as if it were your own.

NO SMOKING OR VAPING:
~Smoking, vaping, or e-cigarettes are strictly prohibited inside the home.
~A $500 cleaning fee will be charged for any violation.

NO PETS ALLOWED:
~ We love pets but unfortunately, pets are not permitted in our home due to guest allergies.
~ A $500 fine will be charged for unauthorized pets.

PARTIES & EVENTS:
~Parties, large gatherings, and events are not allowed.
~The neighborhood enforces quiet hours from 10:00 PM to 7:00 AM.
~Only registered guests are allowed on the property.
~Any violations may result in immediate eviction with no refund and additional fines.

CLEANING & MAINTENANCE:
~Please leave the home as you found it.
~Take out the trash before checkout and place in the bins in the garage.
~ Trash pickup is Thursday morning. Please bring trash can to the end of the driveway Wednesday night or early Thursday morning.
~Wash any used dishes or load and start the dishwasher.
~Notify us immediately of any spills, damages, or maintenance issues.
~Excessive cleaning or damages beyond normal use may result in additional charges.

FIREPLACE, FIREPIT & GRILL USE:
~The fireplace is electric and available for guest use.
~The firepit is located on the patio outside the master bedroom and uses propane only.
~Do not leave fires unattended.
~Ensure the fireplace and fire pit are fully extinguished after use.
~No wood-burning fires indoors. Only propane is permitted for the firepit.

WINTER & SKI RULES:
~Store all ski and snowboard gear in the garage.
~Wet gear is not allowed inside. Use the hooks in the garage.
~The HOA maintains snow plowing for the roads and driveway, but 4WD or AWD is highly recommended in winter.
~Shake off snow and mud before entering the home.
~Remove all shoes and boots at the front door or in the garage.

PARKING:
~On-site parking is available for up to four vehicles: two in the garage and two in the driveway.
~Street parking is not allowed due to city regulations and snowplowing.
~Do not block neighbors' driveways.

ECO-FRIENDLY & ENERGY USE:
~Please turn off lights and electronics when not in use.

SECURITY & SAFETY:
~Always lock all doors and windows when leaving the property.
~Security cameras are installed outside for safety. There are no cameras inside the home.
~A noise decibel monitor is in place to maintain a peaceful atmosphere for all guests and neighbors. Please keep noise levels at a considerate volume.
~In case of an emergency, call 911.

CHECKOUT INSTRUCTIONS:
~Place all used towels in the laundry hamper.
~Load and start the dishwasher.
~Take out all trash and place it in the bins outside.
~Check closets, under beds and drawers to avoid leaving personal items behind. The cleaners will remove all items and we will not be able to send them to you.
~Ensure all windows and doors are locked.
~Log out of any streaming accounts.
~Set the thermostat to 70°F.

FEES FOR HOUSE VIOLATIONS:
~Smoking inside: $500
~Unauthorized guests: $100 per person
~Excessive cleaning or damage: Cost of repair
~Lost key or remote: $50 per item
~Late checkout (without approval): $50 per hour
