UMB Vacations provides a starter set of essential items to help you settle in comfortably before your trip to the grocery store. These initial supplies include dishwasher detergent, a small packet of laundry detergent, and basic bathroom amenities (similar to hotel-size and not restocked), such as shampoo, conditioner, and a bar of soap. Each bathroom is stocked with one roll of toilet paper, and the kitchen includes one roll of paper towels. All bed linens and bath towels are provided for your stay. We recommend that guests bring their own beach towels for use at the pool and beach.

◆ Acknowledgment & Agreement to Policies
By completing this reservation, the guest expressly acknowledges that they have read, understand, and agree to be legally bound by the following House Rules, terms, and conditions. The primary guest agrees to ensure that all occupants and visitors associated with the reservation comply with these policies. The guest accepts full financial responsibility for any violations, damages, fines, penalties, or enforcement actions resulting from noncompliance and authorizes UMB Vacations to charge the card on file for any applicable amounts.
◆ Minimum Age Requirement (21+ Property)
The primary renter must be at least 21 years of age at the time of booking and must remain present at the property for the full duration of the stay. Reservations made under false pretenses, including misrepresentation of age, occupancy, or purpose of stay, may result in immediate cancellation or eviction without refund.
◆ Guest Verification
Government-issued photo identification may be requested from adult guests for safety and regulatory compliance. The individual who books the reservation must be present during the stay and may not book on behalf of another party.
◆ Self-Catering & Starter Supplies
This is a self-catering vacation rental. Bed linens and bath towels are provided. Limited starter supplies may be included to assist upon arrival; however, guests are responsible for laundering linens as needed and purchasing additional consumable items required during their stay, including but not limited to toiletries, paper products, and cleaning supplies.
◆ Check-In & Check-Out
Guests must adhere to designated check-in and check-out times unless approved in writing. Unauthorized late checkouts may result in additional charges of $100 per hour or up to one full nightly rental rate. Early departures are not eligible for refunds.
◆ Occupancy Limits
Maximum occupancy may not exceed the stated limit of [Insert Number] guests at any time. Only registered guests are permitted on the property. Unauthorized guests may result in additional charges of $100 per person per night and may lead to immediate termination of the stay without refund.
◆ Noise Policy
Guests must maintain reasonable noise levels at all times and respect neighboring properties. Quiet hours are observed from 10:00 PM to 8:00 AM, or as otherwise governed by community rules. Excessive noise, disturbances, or repeated complaints may result in fines or immediate eviction without refund.
◆ Parties & Events
The property is intended for residential use only. Parties, events, or large gatherings are not permitted unless expressly approved in writing prior to arrival.
◆ Smoking Policy
Smoking and vaping are strictly prohibited inside the property. Smoking outdoors must occur at least 10 feet from doors, windows, and balconies and must comply with any community restrictions. Violations will result in a minimum $500 fine plus cleaning and damage charges.
◆ Pet Policy
Pets are permitted only with prior written approval and payment of the applicable pet fee. Bringing an undisclosed pet onto the property will result in a minimum $500 fine per pet and may result in eviction. If evidence of a pet is discovered and the number cannot be verified, it will be presumed that at least one unauthorized pet was present for purposes of assessing penalties.
◆ Pool & Hot Tub Usage
If the property includes access to a private or community pool or hot tub, use of these amenities is at the guest's own risk. Children must be supervised at all times. Glass containers are not permitted in pool or hot tub areas. Guests must comply with all posted community rules.
◆ Utility Usage
Guests are expected to use utilities responsibly. Excessive or negligent use, including operating HVAC systems with doors or windows open, may result in additional charges.
◆ Personal Property
UMB Vacations is not responsible for lost, stolen, or abandoned personal belongings. Guests are encouraged to inspect the property carefully prior to departure.
◆ Property Access
UMB Vacations, maintenance personnel, or authorized contractors may enter the property for emergency repairs or necessary service. Advance notice will be provided whenever reasonably possible.
◆ Damage Responsibility
Guests must promptly report any damage occurring during their stay. Failure to report damage may result in repair or replacement charges billed to the card on file. By booking this property, the guest authorizes UMB Vacations to process such charges if necessary. Documentation of damages and charges will be provided.
◆ Notice of Sale of Property
As this property is privately owned, it may be sold or transferred at any time. Should ownership change after booking, UMB Vacations reserves the right to relocate guests to a comparable property or honor the reservation under new ownership. Advance notice will be provided whenever possible.
◆ Indemnification
The guest agrees to indemnify, defend, and hold harmless UMB Vacations and the property owner from any claims, damages, liabilities, losses, or expenses arising from the guest's occupancy or use of the property, including personal injury or property damage caused by the guest or their party.
◆ Weather, Utilities & Amenity Disclaimer
UMB Vacations is not responsible for temporary interruptions of utilities, internet, cable, HVAC systems, elevators, pools, hot tubs, or other amenities beyond our control. No refunds or credits will be issued for weather events, hurricanes, mandatory evacuations, construction, governmental actions, HOA amenity closures, or utility outages.
◆ No Subleasing or Assignment
The reservation may not be assigned, transferred, or subleased under any circumstances. Guests may not advertise, market, or re-rent the property to another party. Violations will result in immediate termination of the stay without refund.
◆ Eviction & Refund Policy
Guests who violate House Rules, exceed occupancy limits, bring unauthorized pets, cause disturbances, damage the property, or otherwise breach these terms may be removed for cause pursuant to Florida Statute §509.141.
Guests removed for cause will forfeit payment for nights already occupied. Remaining unused nights will be refunded at the time of removal, less applicable fines or damages. Eviction may be enforced with assistance from law enforcement if necessary.
