In this home, you`ll find five bedrooms. The master bedroom is on the upper level, with two full beds, smart TV, and private ensuite bathroom. Right across the hall are four more bedrooms, with a king, queen, queen, and full bed accordingly.

On the main level, there are two bedrooms located right off the kitchen & the rest of the entertainment area. Between the two bedrooms share a full bathroom.

On the lower level den, there is an additional bedroom. This room has a pool table, ping pong table conversion kit, and arcade games. Plus it is filled with two twin-over-twin bunk beds and two trundle beds (total of 6 beds), swivel chairs, and lots of games, including board games!

There are three bathrooms spread out across this home, all of which have been completely renovated. The master ensuite has two sinks, a toilet, and shower only with a seat inside.

The hallway bathroom right off of the other four second floor bedrooms is equipped with a sink, a toilet, and a shower/tub combo.

On the lower level den, there is a full bathroom right off of the main entertaining area with a sink, toilet, and shower/tub combo.

On the main floor, there is a half bath connected to the kitchen room.

The modern, open kitchen is located right off of the main living areas, and is loaded with all new stainless steel appliances & a coffee station (including a Keurig & coffee pods). Bright, open, and beautifully designed, this is a chef`s kitchen made for entertaining!

The dining room is right next to the kitchen, with enough seating to comfortably fit 6 people (plus additional seating in the kitchen for 4 more) with lots of natural light, looking over all the amazing amenities in the backyard, just steps away!

This property includes security features, such as Schlage smart locks and Ring floodlight cameras, and noise decibel detectors for your safety and peace of mind.

To help maintain the high standard of our home, a $1,000 security hold will be authorized on your card 24 hours before check-in. This is not a charge and will be released automatically after your stay, assuming no damage is reported. We appreciate your understanding and care!

We are pet-friendly! Pet Fee is $150, max of 2, under 50 lbs each.

Pool is not heated. Although it remains uncovered throughout the year, the pool is not available for use from September to May. We`d like to set your expectations that the pool temperature will continue to be determined by the weather temperature, as this is a major contributing factor.

PARKING:
- ALL cars must park in the driveway which has a maximum of FOUR (4) cars
- Do NOT park on the street in from our direct neighbors. The neighbors will TOW you.
- Do NOT park on the street directly in front of the driveway

LIABILITY WAIVER: Our property provides you with a unique opportunity to swim, enjoy the pool area, hot tub, pool, backyard, and fire pit. We want you to take advantage of these amenities and have a memorable visit. However, by agreeing to our Airbnb House Rules, you acknowledge that there are inherent risks involved with participating in these activities and that pool, hot tubs, stairs, bunk beds, indoor/outdoor stairs, and campfires may present dangers for adults and children. Children must be carefully supervised at all times when near the water. The gate to the hot tub and pool area must remain closed at all times. If you swim or use the fire pit (especially children) we strongly recommend the use of life jackets which can be provided by request for you and your guests. Because the water at the end of the pool and in the entire hot tub is only a few feet deep, no diving off of anywhere is allowed. By agreeing to the House Rules, you acknowledge the potential risks discussed above, agree to accept full responsibility for any bodily injury that may occur to you and others in your party, and waive any claim whatsoever against the owners for accidents or claims arising from these activities.

- Quiet hours are from 9:00 p.m. to 8:00 a.m.
- Locals must contact host before booking.
- Hot tub and pool are use at your own risk. No use after 9pm to 8am.
- No hot tub use for children under the age of 6 years old.
- Any house rules broken is grounds for immediate removal from the property without refund.

Heating Modes:
- Standard Mode (`St`): Please keep the hot tub in this mode at all times.
- Economy Mode (`Ec`): Do not use this mode.
- Sleep Mode (`SL`): Do not use this mode.

To check or change the mode, press (Up/Down) then (Star) on the control panel. Each time you do this, it will switch to the next mode. Remember, the last mode displayed is the one the hot tub is set to, so be sure it says `St.`

By using the pool and/or hot tub, guests agree to adhere to these rules and assume all risks associated with their use.

General Rules (Applicable to Both Pool & Hot Tub)
- Use at Your Own Risk: There is no lifeguard or attendant on duty. Guests use the pool and hot tub at their own risk. The host is not responsible for accidents, injuries, or health issues.
- Children Must Be Supervised: An adult (18+) must supervise children at all times while they are in or near the pool or hot tub.
- No Glass Containers: Glass containers are strictly prohibited in the pool and hot tub area to prevent breakage and injury. Please use plastic or non-breakable alternatives.
- No Alcohol or Drugs: Use of the pool or hot tub while under the influence of alcohol or drugs is prohibited.
- No Unregistered Guests: Only registered guests are permitted to use the pool and hot tub. No parties or gatherings are allowed without prior host approval.
- Proper Attire Required: Swimwear must be worn at all times. No street clothes or diapers are allowed in the pool or hot tub.
- No Smoking: Smoking is not permitted in or around the pool or hot tub area.
- Respect Quiet Hours: Please observe quiet hours from 9pm to 8am to ensure a peaceful environment for all guests and neighbors.

Pool-Specific Rules
