This home is in a residential neighborhood with city ordinances we must enforce. Following these rules protects everyone and keeps neighbors happy!
✅ ALLOWED:

Pets with prior approval + $150 fee per pet (message before booking)
Smoking in designated backyard area only
Family gatherings up to 12 guests maximum

🚫 STRICTLY PROHIBITED:

NO PARTIES/EVENTS - City ordinance. Violations = immediate eviction without refund
NO SMOKING INDOORS - $1,000 fine + possible eviction
NO FIREWORKS - Not allowed on or around property
NO LOUD NOISE after 10 PM or before 8 AM - No music, speakers, shouting
NO DISTURBING NEIGHBORS - No racing/revving engines
NO UNAUTHORIZED PETS - $1,000 fine + eviction

Important: Neighbor or authority complaints result in immediate eviction without refund and VRBO report.
Guest Count: Must be accurate for insurance. Additional guests may incur fees. Day visitors need advance approval.
Cancellation: Standard VRBO policy applies. Processing fees are non-refundable.

No lifeguard on duty - swim at your own risk
Follow posted pool safety rules
Do not use pool while intoxicated
Inspect equipment before use

Guests 18+ agree to:

Waive claims against owner/host/agents
Release liability for loss/damage/injury
Hold harmless against third-party claims
Accept responsibility for all guests and minors
Assume all risks of using premises and facilities

This waiver is legally binding. If you don`t agree, please don`t book.

* DO NOT SMOKE INSIDE THE HOUSE! Smoke only in the back yard. Smoking inside the house may result in booking cancellation, with no refund and/or a $1,000 fine.
* Pets (dogs) are welcome. We charge a pet fee per dog per night, please ask me how much. We accept dogs over 1 yr old. Let me know ASAP (before check-in) if you have a pet. Unreported pets will be charged automatically and may be cause for booking cancellation with no refund.
* Parties will not be tolerated and guests will be removed with a fine and no refund
* Please update your guest count for insurance purposes: additional fees may apply.
* When cancelling a reservation, processing fees will not be refunded.
