The Space:
Large room downstairs with large, smart TV (Netflix included), a queen bed, couch, plus extra seating.

Full Kitchen, bathroom, and laundry in the middle.
The setup is basically 2 studio rooms with a kitchen/bathroom in between!
Fenced in back yard, back deck, fire pit and outside furniture.
Also a separate gazebo seating area. (Shared with our other unit)
Very cozy, with access to all things Kansas City and great for just relaxing.

This home is equipped with a Ring doorbell camera at the front door and a Ring floodlight camera facing the side driveway. This is for your protection and ours. There are no camera anywhere inside the property.

Guest Access:
Space includes full laundry room with free washer and dryer, all living spaces are private.

The Neighborhood:
1 mile from the Chiefs/ Royals stadiums.
Gates BBQ, La Fuente, Rosie’s Café, V's Italiano Ristorante, Hi-Boy (a local favorite!) as well as many fast food restaurants within 1-2mi. Also multiple grocery stores nearby.

**This neighborhood is very quiet and tucked away off the highway. All neighbors have been in their houses for a very long time. For this reason, we do not allow parties or gatherings. The maximum number of guests is all that is allowed at any given time and any person sleeping must be accounted for in your booking. Quiet hours begin at 9pm. After this time all noise must be contained within the house. **

SMOKING OF ANY KIND IS STRICTLY PROHIBBITED INSIDE!!! We have locations outside and away from the entries where smoking is allowed. An automatic $250 extra cleaning fee will apply if there is any evidence of smoking inside. This includes, but not limited to ashes, butts, smell, or obvious attempts to cover up smoking.

LOCAL INSECT DISCLOSURE:
We feel very silly to have to include this in our listing, but this is one of those cases where a single incident causes a warning issued to all:
Insects, arachnids, and bugs are common in the Midwest. Some you may see include flies, mosquitos, bees or wasps, spiders, ticks, ants, and a plethora of other common creepy crawlies. Sometimes these creatures get inside through no fault of ours or yours. Please keep in mind that we do quarterly treatments on all our properties, and should one of these bugs venture inside we do not take responsibility.

Local Weather Disclosure:
We are located in Kansas City, the heart of the Midwest. Weather can be unpredictable. Storms of all kinds have been known to pop up at any time. We are not responsible for power outages, downed tree branches, or the condition of the streets during winter. (We will always shovel and salt our driveway and walkway).

Getting Around:
Located near the Kansas City bus line.
Ride share is readily available in this area.
The Kansas City Street Car is free and located in downtown KC. It runs from City Market in the north, to Union Station in the south.
Walking distance to many key locations (ex: convenience store, gas station, Dollar Store, laundromat, grocery store, fast food)

Other Things to Note:
Please take special note that there are 2 security cameras located on this property, for guest safety and protection as well as protection for our property. They are located at the main front door to the main house (Ring doorbell) and a floodlight camera located in the driveway facing the street.

Pet Policy:
We welcome your well behaved furry companions!
-Dogs only
-Maximum of 2, less than 50 lbs each
-Dogs must be accompanied at all times and must be crated or taken with you if you leave the property.
-Leashes are required if in an area of the yard that is unfenced
-Please refrain from allowing pets on the furniture and beds. We love snuggling our dogs too, but this is necessary to prevent extra cleaning or accidents. Our cleaners very much appreciate this.
-We reserve the right to ask screening questions before allowing your pet to stay
-Should damages occur, we will bill for the cost to cover repairs or extra cleaning (including excessive hair)

PARTIES, LARGE GATHERINGS, EVENTS, ETC ARE STRICTLY PROHIBITED!

Fully available by cell phone. Owners live about 10 minutes away.
