Everything is at your fingertips ranging from the grocery stores, parks, walking distance to all your favorite restaurants, and a quick 2 short blocks from the beach.
ONLY THE LEGAL GUEST LISTED ON THE RENTAL APP (Airbnb, VRBO, etc) CAN BE 1ST TO ENTER THE UNIT BY STATE and LOCAL RULES.
Subletting the property is not allowed. Violations of this policy will result in immediate eviction and forfeiture of any rental monies.
Periodic maintenance, scheduled and otherwise is required of all guests to maintain the pristine nature of this condo. Guests must be accommodating to this.
No additional overnight guests and no parties. There will be an additional charge for unapproved guests.
Please we kindly ask if you can squeegee after each shower to prevent water spots.
When parking your vehicle in the 2 approved parking spots please be extra careful of surrounding vehicles.
There is original and rare art/furniture in the home. All items are photographed and videoed prior to your stay. Guests are responsible for any damages.
1. STAY MINIMUM
- The association requires a minimum of 30 days to stay.
- An indemnity agreement will be sent to you and must be signed before arrival.
- During your stay we please ask you to please kindly water the live plants once a week to keep them alive and fresh!
2. HOUSEKEEPING
- Must allow our housekeepers to come once at least once per month at the expense of the guest/renter. The additional cost ranges between $300/month depending on depth of cleaning).
3. NO PARTIES
- This is a NO PARTY property which includes but not limited to: loud music, large amounts of guests, obnoxious behavior, etc. This unit is for small families to come in and make great summer beach memories. Please be mindful of all neighbors.
- No smoking anywhere on property.
4. PARKING
- Guests will have access to two parking spots designated to the unit. Please be mindful of surrounding vehicles and be sure to park in the correct spot
One spot is right in front of the elevator (back side of the building) and the other is 1 side street over in a valet lot. Both are marked with the unit number.
- Please note if you are driving a car low to the ground , you will have to park in the 2nd spot on 4th street. There is a mechanism built into the ground in the spot closer to the building the rises a few inches off the ground.
5. PETS
- We love our furry friends, however unfortunately the building does not allow, unless Service Animal
- Please be aware all service animals must be kept on leash in all areas outside of the unit.
- Service Animals allowed on the balcony/lanai at your own risk and NO ANIMALS without the supervision of an adult.
- Please keep in consideration, it is hot in Florida, do not leave pets outside. We love our pets and a heat stroke can kill an animal.
- If you do not clean up after your pet anywhere within the community can lead to an additional fee. Please be considerate thank you.
- No household pet shall be permitted to make an unreasonable amount of noise, disturb the peace, or otherwise become an annoyance or nuisance. violations of this Section shall entitle the Association to all of its rights and remedies including the right to fine an Owner and/or to require any pet to be permanently removed from the Condominium Property upon three days' advance written notice and a hearing in accordance with §718.303(3), Florida Statutes.
6. BALCONY/LANAI
- NO children under the age of 16 are allowed on the balcony without the direct supervision of an adult 18 years of age and older.
- As stated above (5), animals are allowed on the balcony at your own risk and NO ANIMALS without the supervision of an adult.
Absolutely NO CLIMBING, STEPPING, LEANING, or SITTING on the balcony rails, wall, etc.
- Our unit is on the 3rd floor. Owner is not responsible for any injuries, or items damaged from leaving them out.
- Do not hang anything from the balcony rails, walls, or ceiling to include but not limited to: clothes, towels, blankets, etc.
No throwing or sweeping anything off the balcony.
7. KEYS
- Any lost keys will result in a charge of $100 per key lost.
8. MAIL / PACKAGES
- Please reach out to us about mail/packages (before sending) for instructions.
- Long term renters will have access to the mailbox but please make arrangements with the owner prior to having anything mailed for approval.
9. AIR CONDITIONING
- Please be respectful and mindful of Air Conditioning.
- If you have windows open, please have the AC turned off to avoid taxing and damaging the system.
- Additionally, leaving windows open and running the AC simultaneously will create moisture build up inside the unit, in drains, vents, etc. that will create water dripped from AC vents and can cause issues with drywall, paint and can create mildew and mold. Renter will be held responsible for any damages.
10. APPLIANCES
TV’S:
- Each TV has been securely mounted to the wall. Under no circumstances should you and/or any guest attempt to move, change, or remove the position of the TV. They can fall if they’re moved and you will be held responsible for any injuries and/or damages to the TV
- TV remotes must remain in the room of each TV. Lost remote will be subject to a fine of the replacement.
KITCHEN APPLIANCES:
- The owner takes pride in supplying high end Italian copper cookware.
All copper pots and pans must be HAND WASHED. They are not meant to be in the dishwasher as it will ruin them.
LAUNDRY ROOM:
- You will have access to an in unit washer and dryer.
- Please do not overfill soap dispensers, etc.
- Make sure the washer door is firmly shut before starting the wash cycle.
- Please make certain the spin cycle is set or pooling will occur. If this does happen, set the wash to drain and spin (approx 17 minute run)
11. STRICT NO SMOKING POLICY!!!!
- If you feel the need to smoke, it must be done in designated smoking areas.
- NO SMOKING IN UNIT, including but not limited to the unit itself, balcony/lanai, hallways, parking garage, etc.
-If the unit smells like cigar, cigarette, or pot AT ALL, there will be an additional fine up to $2,500.
12. FURNITURE
- Please do NOT move any furniture, dining table, outdoor furniture, etc.. If you feel the need to do so for any reason, please discuss with the homeowner for approval.
13. WEATHER
- Florida is known for its rain showers, please make sure all windows and doors are shut during the rain to prevent any accidental leaking and damaging of the floors/furniture.
- In the event of a Hurricane or any act of God, safety is of the utmost importance, however your personal belongings, car, etc. may be at risk and the homeowner is not liable for any damages due to Hurricanes or any acts of God.
- If local weather channels alert you to a hurricane, please make arrangements to move you and cars to higher grounds. We suggest the Ritz Carlton at the Tiburon Golf Course. (You will be responsible for all costs to relocate). You will be responsible for any car (including rentals) in the event of flood damages to your vehicle or rental vehicle.
