1. Maximum capacity: 12 guests (including adults and children).

2. Base rate (1-6 guests): Includes the entire villa, breakfast, a chauffeured van (fuel included), and maid service.

3. 7th guest onwards: An additional 1,000 THB/guest/night applies (payable at the villa upon check-in).

Experience a truly tranquil getaway in our spacious 400-square-meter villa, featuring 5 bedrooms and 6 en-suite bathrooms. Designed by a renowned Thai architect in a classic colonial style, the house boasts high ceilings and large doors and windows, creating a bright, airy space that invites natural light and gentle breezes.

As a professional tour guide, I purposefully designed this home to meet all the practical needs of global travelers. Operating with a fully legal hotel license, the villa is situated in a safe residential neighborhood with 24-hour security. Here, you can immerse yourself in the authentic local lifestyle, surrounded by nature, rice paddies, and stunning mountain views. The front of the house overlooks the beautiful Doi Suthep, while the backyard borders a small canal connecting to the Ping River.

We maintain our property to the highest standards of cleanliness. It comes fully equipped with a private salt-water swimming pool, a fully stocked kitchen, air conditioning, and high-speed Wi-Fi.

Prime Location :
Located on the northern edge of the Old City, the villa serves as a highly convenient transport hub. It takes only 20-25 minutes from the airport or Tha Phae Gate. You can easily travel to famous attractions like Tha Phae Gate, Nimman Road, Doi Suthep Temple, Bua Tong (Sticky) Waterfall, elephant sanctuaries, zipline adventures, and renowned cafes and restaurants, significantly saving your travel time.
Most importantly, this area is completely flood-free. You can rest easy without worrying about airplane noise or late-night music from pubs and bars in the Old City or Nimman area, ensuring a peaceful night's sleep.

- Lifestyle & Relaxation: Golf course bookings, premium spas and massages, Thai cooking schools, and exclusive local restaurant recommendations.

2. Rooms & Amenities Our villa is elegantly decorated with genuine teakwood furniture, offering a natural aroma and a cozy, luxurious ambiance.

- 5-Star Bedding: All linens are processed through industrial-grade washing and drying for maximum hygiene. They are anti-dust mite, hypoallergenic, and effectively sanitized.

- Layout (5 Bedrooms & 6 Bathrooms): Every bedroom features an en-suite bathroom with a hairdryer. We provide 4 pillows per bed (2 natural latex + 2 ultra-soft pillows).

Bedroom 1 (2nd Floor): King-size bed (12-inch ultra-soft mattress) + Sofa bed.

Bedroom 2 (2nd Floor): King-size bed.

Bedroom 3 (2nd Floor): King-size bed + Single bed.

Bedroom 4 & 5 (1st Floor): King-size bed (100% natural latex mattress).

Note: Extra beds are ฿300/day. Complimentary car seats and baby cribs are available upon request.

3. Private Saltwater Pool Our 4 x 8 meter pool (1.30m deep) is finished with natural granite for a serene feel and non-slip safety. The eco-friendly saltwater system is gentle on the skin, chlorine-free, and features 24-hour automatic filtration.

4. Dining & Services * Breakfast for the Community: Savor fresh, authentic Northern Thai breakfast sets sourced directly from local market vendors to support our community.

- Housekeeping: Daily cleaning starts at 9:00 AM. We offer a complimentary wash-and-dry laundry service (except on check-in/out days). Note: Items are laundered together; ironing is not included. We are not liable for color bleeding.

- Food Delivery: Easily order food or essentials via the Grab or 7-Eleven apps by pin-pointing "Chiang Mai Colonial House."

5. Van Service & Conditions Our van service covers Chiang Mai, Chiang Rai, and Lamphun:

- Complimentary Transfers: Unlimited rounds to/from Chiang Mai Airport, Railway Station, and city-center hotels (within a 5km radius).

- Service Hours: * Check-in Day: From 3:00 PM | Check-out Day: Until 11:59 AM.

Regular Days: 7:00 AM – 11:00 PM.

- Note: Guests are responsible for entrance fees and parking costs. Extra charges may apply for destinations exceeding the 5km city radius.

House Rules: * Please keep noise levels down and refrain from using the pool after 8:00 PM.

- Strictly no parties or smoking inside the bedrooms.

- Upon confirmation, we will share our private social media contact for direct, 24/7 assistance.
