đ HOLIDAYS AT REFLECTIONS:
âą Our home is located 0.7 miles (a 15â20 min walk) to Minuteman Causeway where the free Surfing Santas event happens on Christmas Eve.
âą Decorated for Christmas annually (early December - early January) đ
âą Well-equipped for preparing full meals at the home, including a roasting pan for Easter, Christmas, Thanksgiving and other holiday meals.

âïžImportant Considerations... let's be sure Reflections is the right fit for you and your group:
1. Rental Agreement: Must sign agreement & provide ID within 48 hours of booking (or immediately if arrival is within 48 hours). Failure to sign will result in cancelation with applicable cancelation penalties.
2. Occupancy: Max 8 persons at the home at any given time, including non-overnight guests staying more than 15 minutes (per City of Cocoa Beach ordinance). Persons = adults, children & infants.
3. Minimum Age: Booking guest must be age 21+ (or active military) & occupant of the Property.
4. Transportation: Vehicle recommended although area is walkable & bikeable. Max 4 vehicles, including trailers in the driveway. NO street or grass parking.
5. Pool & Spa: Pool heated at no charge from December- March, set to 85 °F 8 hours/ day. Pool heat may be requested outside of winter months for additional fee. See rental agreement for additional notes re: pool & spa heat. There are no refunds for dissatisfaction with pool and/ or spa heat.
6. Fencing: Backyard is fully fenced on 3 sides/ around the perimeter of the home but no fencing along canal (see photos). Use extreme caution with young children & dogs. Pool, dock, patio & backyard are visible to neighbors on other side of canal or next-door.
7. Dynamic Rates: Our rates vary based on the day of the week, season, and other factors. Please enter your exact dates and guest count for accurate pricing.
8. Saturday check-ins/checkouts: not available.
9. Pet Policy: DOGS ONLY. NO CATS or any other pets/ reptiles. Well-behaved, potty-trained dogs welcome with non-refundable fee of $25/ night/ dog (if not selected at time of booking, will be requested post booking). Must register in advance. See rental agreement for additional notes re: pet policies, including service animals.
10. Nature and Pests: Expect bugs in Florida. While we take precautions to prevent critters from entering the home, occasional encounters are inevitable.
11. Home Age: Nearly 80-years old and though renovated there are some charming creaks and imperfections unseen in photos.
12. Smart Home/Security: Exterior cameras at entry door and driveway (NO interior cameras) + over pool equipment (does NOT face pool/ backyard, only equipment on side of the house), noise monitor in dining room (decibels only), and Echo devices in living and bedrooms (can be unplugged).
13. Kayaks & bicycles: Available for additional fee, must sign separate waiver.
14. Boat lift: Not available for guest use.
