Step out from your private entrance and you'll be greeted by the quiet streets one of Edmonton's most desirable neighborhoods, Forest Heights!
What our guests love about our listing:
- Professionally cleaned and sanitized between each and every guest. We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached.
- Main bedroom features a KING Sized Bed to Rest & Relax in.
- Large Back Yard
- TONS of complementary street parking in our safe neighborhood.
- Lightening fast WIFI
- Huge 55" Smart TV which features complimentary Netflix.
- Home has been professionally decorated by a local designer to ensure all the comforts of a home.
- Easy self-check in via. secure door keypad.
- Only a short 5 minute drive to downtown Edmonton
- Only a 20 minute drive away from Edmonton Valley Zoo!
-Our home is pet friendly, but $30/pet/night fee must be paid prior to reservation and needs approval first by the property owner.
What some of our guests do not love as much about our listing:
-This home does have a downstairs suite that is also a short term rental AND there is a possibility that the downstairs guests may have pets. The space is not shared as it is a completely separate unit with it's own entrance and HVAC system.
-Our home does not have A/C, however, we do offer tall tower fans to help cool down the space in those warm summer months and opening the windows as well will create a great cross breeze!
This guest suite comfortably sleeps 6 with one king size bed, one queen size bed and a comfortable queen pull out/fold down couch in the living room! All beds complete with fresh sheets changed after every single guest. Our suite also a full sized washroom that is sparkling clean with shower/ tub combination, sink and toilet so everyone can get ready for their day quickly!
Complimentary Wi-Fi, Netflix, tea and coffee. Your kitchen comes fully loaded with brand new appliances such as a microwave, fridge, electric stove and dishwasher, washer and dryer, other small appliances and wine glasses, mugs, dishes and cutlery.
Once you stay with us, you'll feel like you're simply staying at a home you own!

During your stay at our Forest Heights home, you'll enjoy unrestricted access to the entire upstairs suite, tailored to offer you comfort, convenience, and a touch of luxury. Whether you're planning a movie night or a marathon of your favorite shows, feel free to indulge in limitless Netflix streaming on our high-quality entertainment setup.
Our fully equipped kitchen is at your disposal. With top-of-the-line appliances and a comprehensive array of cooking tools, it's the perfect space to craft a gourmet meal or experiment with local recipes.
For those keen on shopping or exploring the local dining scene, our location makes it incredibly easy. Jump in your car or order an Uber to head downtown or to Edmonton's bustling shopping districts. Our property is just a short ride away from the vibrant heart of the city, offering a multitude of shops, eateries, and attractions to explore. With such easy access to the city’s delights, our VRBO home in Forest Heights promises a stay that combines tranquility, luxury, and the best of Edmonton living.

Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.
Rates for Pet Fees per Pet:
Nightly Rate: $30/night per pet
Weekly Rate: $150/week per pet
Monthly Rate: $300/month per pet
*Please note the pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed. This must be arranged and paid prior to arrival. Please inform us when you book if you are bringing pets as it needs approval first by the property owner.

*Please clean up after your pet and keep them off the furniture where possible. A $75 clean up fee may be applied if pet droppings are left in the yard or in the property.
*Pets must be kept on a leash at all times when in the backyard. This area is a shared space, and we appreciate your cooperation in maintaining a respectful environment for everyone.

- Additional guest fee apply after 2 guests
- All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) taxes for a total of 11%.

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:
1. Sign our short-term rental agreement
This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.
2. Complete ID verification
All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.
3. Choose your damage protection option
You’ll have two options to finalize your booking:
– Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay.
OR
– Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules.
Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.
Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.
We have exterior cameras on both the front and back of the house which are recording to the cloud 24/7.
Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
