This is our third year staying at this beautiful property in Tinmouth, Vermont. It never disappoints. Almost daily walks around Tinmouth Pond are a must as are nightly fires in the freestanding stone fireplace in the yard, wood provided by the host. Taking a kayak out on the Pond is a plus. The area is very peaceful, just how we like it. There are 9 of us, including grandchildren, 8 and 11, and adults up to their 70âs. The house has plenty of space and is stocked with about anything you can think of. Our bonus discovery this year was a generator that went on almost immediately when we lost power our first night in a rain and wind storm. We had never lost power before. Our hosts make it very easy, from the beginning when booking through our stay if questions come up.
My family had a wonderful stay at Scott and Sam's place. The house and lake were everything we had expected from the listing. The house was well equipped. There were enough kayaks for all who wanted to venture out on the lake. We enjoyed the loon and a bald eagle, as well as bats flying at night.
The house is lovely & spacious, a 5+. We are a family of 9 adults & appreciated the roominess & quality. Especially enjoyed morning coffee on the deck overlooking the pond. Setting was unexpectably quite private. Pond is shallow & warm & water shoes are recommend. Kayaked around the pond several times in the cooler mornings. We had really hot & humid weather & the central air was a wonderful relief. We all thought it was a great camp road. Highly recommend.
This is an amazing property and quiet location. The lake is beautiful and views are in all directions. Very clean home with plenty of room and lots of things to do. The fishing is great for young and old. I brought my own kayak and gear but there are older kayaks and a row boat that was in rough shape.
We are definitely going to look into renting this property next year for a full week.
Our trip right from the booking process thru our stay in Vermont was a pleasure. Our VRBO home was located on a beautiful Vermont lake with fall foliage colors on full display. The house is beautiful and itâs on a gorgeous lake. Just wish it was more easily accessible. It has a road that is one lane dirt road about 3/4 mile to house other than that the house was top notch and even though I didnât like the road I would rent it again the owners are very nice and easy to get in touch with. Also if you love fishing there is a lot of bass and pike for the catching my husband caught a lot but throws them back in because fish are friends he says. We have had many vacation rentals and this house was among the best properties we have ever stayed at. It was completely a turn-key. Scott was great to work with, he sent all the info we needed well in advance, and answered my questions promptly. The house is open and airy with a lovely back deck. The lake was serene and we spent hours in and around it, with swimming, kayaking and the kids playing at the waters edge. The outdoor fireplace for gatherings at night was a great way to end the day. Beds were comfortable. The internet connection was good. The kitchen well equipped with everything we needed for cooking & dining in. A bonus was that the weather was perfect. We were a family of ten, with toddlers, kids, parents, grandparents and all enjoyed our vacation at the lake. We would definitely recommend this property to others.
Our family had a wonderful stay at this beautiful home in a private setting surrounded by nature. Everyone, ages 1 to 75, enjoyed the home, the yard, the beautiful lake, making sâmores at the outdoor fireplace, and catching tadpoles in the pond that is also on the property. We kayaked, fished,went swimming snd enjoyed games In the large back yard. We also appreciated the child safe railing on the deck. The owners were always available and easy to communicate with before and during our stay. Thank you for sharing your home with us!
I loved the location of this property. There is a pond where my 8 year old grandson loved catching frogs and salamanders to show us and then release them. I couldnât get enough of watching the pair of loons that call the lake their home. While the condition of the house was fine I was disappointed that it wasnât very clean. The coffee maker was dirty and there were cob webs around. The blanket on one bed had many strands of hair on it.
But all in all everything was good and we all had a fun and memory making week! The men and boys loved fishing off the pier and the kayaks were a big hit.

We were a large and active group that like to bike, hike, swim, and kayak and this place had something for everyone. The kitchen had everything we needed to make meals for nine people. The rooms were comfortable, the outdoor space was beautiful.
Our group very much enjoyed our stay in Tinmouth. A beautiful, peaceful view, and the house was spacious, clean, and well-appointed. We very much appreciated the central air, too! The owner was responsive and helpful.
You know that itâs a spectacular venue when you give it all five stars after being there during Vermontâs worst flood in years. We werenât affected at all â except for needing to stay indoors during the storm. We played pool, put together a 1,000 piece puzzle and had plenty of time for three generations to connect. When the sun came out, so did the kayaks, floats (we brought our own) and sâmores. The house is squeaky clean and comfortable. Scott is a stellar communicator with a wonderful sense of humor. All in all, this place is perfect.
We had a great time at the Lepley house on vacation in Vermont. The house is beautiful and was very clean. The weather was rainy, but we really enjoyed the pool table in the basement on the days we couldnât be outside. We walked the foot trail many times and also took the kayaks out on the lake. All very enjoyable. Thank you Scott and Sam!

We had fantastic stay and will probably rent again. Owners were wonderful to work with, property is great. Skiers went to Okemo and Bromley and thought drive was easy. Non skiers had lunch at Roots in Rutland. Fantastic food. Also make sure to go to Crowley cheese shop. Amazing cheeses and other VT finds. The outdoor fireplace, and lake views from the back deck really made our visit special. A memorable trip for sure.
The house accommodated the group wonderfully⊠the size, the amenities, the view. The property location was great. A little far from the ski resorts but we knew that prior.
This is a lovely home - modern, clean, and well furnished. The living area is comfortable and decorated nicely. The kitchen is beautiful and all the appliances, pots/pans, etc, seem new. It's a large home and fit our group of 9 adults perfectly.
The owners were very responsive to any questions.

We live on the NJ coast, but have vacationed in Vermont for 30 years. As an architect, Scott designed (and then redesigned) this home to meet the needs of our varied family, although 2 sons now have their own homes nearby. Scott & Sam are both qualified ski instructors for disabled skiers, but prefer this community year round environment to living at a ski area that's deserted 7 months out of each year and packed with people the other five. We built this vacation home and relocated from Stratton in 2001. Interior design and furnishing was done by Sam using a mixture of antique and new items to make the home comfortable and relaxing. Much of the furniture was replaced as part of the 2020 renovation.
We tore down the old 1953 camp after purchasing this site, but left the rustic stone fireplace that was once the center of the camp as an outdoor fireplace. Some of the components of the old camp, such as hand-hewn beams and the slate roof were re-used in the new home. The 2 story great room is supported by a timber truss and features a native stone wood burning fireplace, look for the stone shaped like a map of Vermont! There's a whole-house standby automatic generator for Vermont's frequent outages as well as full appliances and laundry. Careful siting of the home on the property allows midday and afternoon sun across the back yard and decks. There's usually a breeze here on the windward side of the lake, helping to moderate higher summer temperatures. You can spend a week here and never leave the property or just as easily travel to many local activities from museums to recreational areas to shopping at Manchester's outlets. Scott has been asleep in the Jeep in some of the finest parking lots in Manchester while Sam drives the local economy to new heights.
A bedroom on the first floor make this home easily accessible, and the finished walk-out recreation room and an additional bedroom at lake level also helps access. We have added a few stone steps from the backyard down to the water so grandchildren (and Scott) can easily get into the lake. There's also a small pond on the property and an outdoor shower to wash those kids off once they're done playing. Two wonderful waterfront porches plus expansive decks allow you to enjoy the view and breezes during the summer months. Weâve also just added a small sloped ramp to enable easier kayak launching. All decking and new hogwire railings were replaced as part of the renovation. We plan to screen one of the back porches eventually, and just added a second set of exterior stairs from rear deck to the back yard.
