All guests will be asked to provide their email, and Sunset Luxury Properties will email you the Reservation Confirmation, which contains a link to our confirm your reservation and agree to our Rental Agreement/Terms & Conditions. Just so you know, the agreement must be e-signed within 72 hours of your reservation being paid in full.
Once this is completed, your guest portal will be available to access and includes information about check-in, the rental including address & more! Door codes will appear in the guest portal at 4:00pm on day of check-in.

Located on the west end of Panama City Beach, Tidewater Beach Resort boasts one of the area's largest private beaches, spanning over two football fields. The resort is a mere half-mile from Pier Park, a premier shopping and entertainment hub offering diverse dining, retail, and event options. Additionally, the nearby Frank Brown Recreation Complex hosts year-round sports events and festivals, ensuring a vibrant and engaging neighborhood atmosphere.

Tidewater Resort charges a $60 plus tax registration fee for parking passes and wristbands for complex amenities. You can pre-register and pay online to skip the check-in line. We provide the details for this after booking. Additionally, be aware of ongoing development and construction in the area, as Sunset Luxury Properties is not liable for construction outside the properties they manage.

Essential Things to know:
After your reservation is booked, you will receive a link to our Guest Portal to confirm it. Here, you provide all contact information, add your additional guests, upload a photo of you holding your ID, and agree to our terms and conditions. You will have 72 hours to complete your confirmation. Failure to complete this within 72 hours of booking may result in cancellation of your reservation.

1) WE DO NOT ACCEPT WIRE TRANSFERS or CHECKS. We accept Visa, MasterCard, Discover, and AMEX only.
2) CONSTRUCTION IS IN PLACE ALL OVER Panama City Beach and 30A. We cannot be held responsible for the construction.
3) MUST be 25 years of age or older to rent. No homes will be rented to students or singles under 25 unless accompanied by a parent or guardian who will be staying at home for the Rental Period.

STARTER SUPPLIES
We supply the following items for your reservation; 1 roll of paper towels, 1 dish soap, 3 dish pods and 1 sponge per kitchen. 3 laundry pods per w/d set, 2 rolls of toilet paper per bathroom and 1 bar hand soap per sink. All bed and bath linens are provided along with beach towels. Guests are responsible for bringing/purchasing additional items if needed.

PAYMENT TERMS
We require 50% of the rental total to be paid at time of booking. The remaining 50% payment is due 60 days prior to arrival.

If you are booking within 60 days of arrival, 100% of the rental total is due at the time of booking.


CANCELLATION POLICY
Guests who cancel their reservation 60 days or more prior to the check-in day and are paid in full, will received a 50% refund of the rental total.
Guests who cancel their reservation 60 days or more prior to the check-in day and only 50% of the rental has been paid, will receive NO refund.
Guests who cancel their reservation 59 days or less prior to the check-in day will receive NO refund.

📜 House Rules
No smoking inside the condo or on balconies. (STRICT BUILDING POLICY. Fines and Eviction will occur if found in violation.)
No pets.
No parties or events without prior approval.
Check-in: 4:00 PM | Check-out: 10:00 AM.
Age Requirement: The primary booking guest must be 25 years or older.
Quiet hours: 10:00 PM to 7:00 AM.

🚗 Driving Directions:
If coming from Northwest Florida Beaches International Airport (ECP) (approx. 20 min):
Exit the airport and take FL-388 E to FL-79 S (3.7 mi).
Turn left onto FL-79 S and continue until it dead-ends at Front Beach Road (7.1 mi).
Use the traffic circle to turn left onto Front Beach Road and drive 1.2 miles.
Tidewater Resort is on your right, the parking garage is on the left.

If coming from US 98:
Take Hwy 98 toward Panama City Beach.
Turn left onto FL-79 S and continue until it dead-ends at Front Beach Road (0.5 mi).
Use the traffic circle to turn left onto Front Beach Road and drive 1.2 miles.
Tidewater Resort is on your right, the parking garage is on the left.

🅿️ Parking:
Parking is available on-site. High Tide will allow for 3 parking passes max. Guests are responsible for pre-registering and paying for their parking passes and wristbands with the condo association prior to arrival.
