Welcome to your modern oasis in the heart of Central Florida, managed by Prime Villas Florida Vacation Rentals. This spacious 10-bedroom, 8-bathroom vacation townhome is nestled in the prestigious gated community of Windsor Island Resort. Windsor Island is one of the newest resort communities in Central Florida, offering a prime location just a short distance from the enchanting gates of Disney World, world-class golf courses, major attractions, shopping areas, and dining options.
The property is spacious enough to accommodate large groups or families, featuring an open layout in the living room, dining area, and kitchen, creating a great space for socializing and entertaining. The living room boasts a sizable chase sofa couch and a large-screen TV, providing an excellent entertaining area for watching your favorite movies. For additional entertainment options, a second family room is located upstairs with a comfy sofa and four relaxing chairs, along with a pool table for the ultimate entertaining experience.
The kitchen is a dream for any cooking enthusiast, equipped with granite countertops, stainless steel appliances, and all the necessary pots, pans, utensils, and small kitchen appliances. There is a breakfast bar at the kitchen island that seats three people, as well as a modern formal dining table that can accommodate up to ten people. If you prefer outdoor dining, there is an outdoor dining table and six chairs under the lanai in the private screened-in pool area, perfect for alfresco dining.
Speaking of the pool area, there is a private pool to cool off in after a long day out in the Florida heat, and a spa to relax in. For those who want to work on their tan, there are even some sunbeds. Pool and spa heat are available for an additional cost of $35 per day plus tax, and grill rentals can be arranged upon request.

In addition to the amenities provided in the vacation home, Windsor Island Resort itself offers a range of attractions and facilities for guests to enjoy. These include a zero-entry main pool, pool deck, lazy river, children`s water park, double water slide, spa, covered bar, outdoor seating area, children`s play area, family cabanas, rental cabanas, tropical walk, 9-hole mini-golf course, firepit with views of fireworks, basketball court, sand volleyball court, dual cornhole court, hammock garden, event lawn, parking area, and a clubhouse with a fitness room, multi-purpose room, great room, game rooms, café, and ice cream shop. These house rules are designed to comply with local short-term rental ordinances, as well as local laws and regulations. Compliance with these rules is important to ensure that ALL our guests have an enjoyable stay, as well as treating our local neighbors with respect. Please keep in mind that your rental is someone`s cherished home, and investment. Please treat it like you would your own home.
Late check out can be requested, but not guaranteed by contacting the management company at least 48 hours proper to scheduled check out.
QUIET HOURS are strictly enforced. There should be no music, loud chatter, slamming of doors, or any kind of noise that can disturb other guests or neighbors between 10PM and 8AM. Failure to do so will result in fines and/or eviction from the property, without refund.
GARBAGE/TRASH - Please dispose of trash during, and at the end of your stay into the designated trash bins or containers. Failure to do so will result in a $150 fine for trash removal.
PARKING - Each property has a designed parking area, and a maximum number of vehicles that are allowed at the property. Do NOT park on the grass or along the street unless given prior written permission from the management company. Illegally parked cars, trailers or RV`s will be towed at owner`s expense.
MAX OCCUPANCY - Each property has a set maximum occupancy according to local ordinances and regulations from the Fire Marshall. The property has a maximum occupancy 12 at ANY TIME, will be 12 people. Any visitors must be preapproved in writing by management company. Failure to adhere to these regulations is cause for eviction without refund.
SUPPLIES- Each property is equipped with a starter pack of paper towels, toilet paper, dishwasher and laundry pods, soap and hotel style shampoo and conditioner. If you run out, you will need to replenish these products at your own expense.
LINEN -Each property is fully equipped with towels, beach towels and bed linen to accommodate each guest in your reservation. Most properties have access to in house laundry machines or a laundry room to wash these items if necessary, during your stay. There will be no replacements unless you have scheduled extra cleaning services during your stay. Any missing or damaged linen or stains that cannot be washed out, will be charged to your final bill.
PARTIES- There are absolutely NO parties, events, gatherings, dinner parties or anything of this nature allowed at ANY of our properties. These rules are also strictly enforced by local law enforcement. Parties damage our reputation with the local community, other guests, and neighbors. There is a zero tolerance for this issue1 and if we see1 hear or get any calls from other guests or neighbors about a party, you will immediately be asked to vacate the property.
MINIMUM AGE REQUIREMENTS for renting any of our properties is 25 years of age. There always must be at least one adult over 25 staying at the property. Guests may be asked to provide a valid ID upon check in to confirm compliance. Renters that fail to meet this requirement will not be allowed to check in to the property and will forfeit their reservation without refund.
SMOKING/TOBACCO -there is absolutely no smoking of any kind allowed inside the property or on the premises. If we find any evidence of smoking, it will automatically result in a minimum fee of $500. If the property needs to be fumigated to remove the smell, a further $1500 fee will be applied to your card on file.
DRUGS/MARIJUANA-There is an absolute zero tolerance for any drug or marijuana use (medicinal or otherwise) at any of our properties. Evidence of drug use will result in $1000 fine, as well as eviction from the property without refund. If the property needs to be fumigated to remove the smell a further $1500 fee will be applied to your card on file.
AC-As noted in your check-in instructions, the AC should NEVER be set to less than 74 degrees. With the high temperatures in Florida, running an AC system constantly will result in the system freezing up and stop working. If any doors or windows are opened, the AC system needs to be shut off completely. If an AC system stops working due to not following rules, the guest will be charged a minimum of $250 for an AC company to fix the issue.
POOL Safely- When staying at one of our pool properties, please follow the rules and guidelines for your own safety. Please rinse off any sand before entering the pool.
CLEANING - When leaving the property, please remove all trash, load, and start the dishwasher, empty the fridge and freezer, and strip the beds, leaving linen and towels by the laundry or on the floor. Please help our staff by cleaning up any excess mess. If the property is left dirty beyond normal usage, and excess cleaning fee may be applied.

Great Location and lots of space.
We had a wonderful stay with 22 family members. Bedrooms were well spaced out so everyone had their space. Used the pool almost every day. Houses are close so had some noise from our neighbors a few nights. Overall a spacious, comfortable, strategically located place to stay.

Just to clarify—you booked a private villa, not the resort. The security and traffic situation are entirely out of our control, yet you chose to rate our property based on them. The house itself was 'fine,' yet you left a 2-star review. That doesn’t seem fair, but we’ll let future guests decide for themselves.

The home size, layout and number of bedrooms and bathrooms was perfect for our family of 25 (76 yrs to 8 yrs). It was so nice that our house had its own private pool too! Although it was now well taken care of. Maintenance had to replace two tv’s. There were lots of spill stains. Most things hanging from the wall, like shelves and toilet tissue and towel bars were attached to dry wall only and were either hanging precariously or completely falling off. Just so you’re aware, when we arrived a few of the beds appeared not to have been fully turned over — one had a gummy bear in it, another had a fingernail, and there were yellow stains on the sheets. Because of that, we stripped the beds at checkout and left the linens on each bed. We wanted to let you know in case you want to mention it to the host for their awareness.

Thank you for your feedback. We’re pleased the home’s size, layout, and private pool worked well for your family gathering.
When notified on day one that two TVs were not working, both were replaced immediately. No concerns regarding beds, linens, or cleanliness were reported during the stay, nor were any photos or messages provided that would have allowed us to address those claims in real time. We always encourage guests to communicate issues as they arise so they can be promptly resolved.
The home is professionally cleaned and regularly maintained. Additional requests made during the stay were fulfilled promptly. We appreciate the feedback and remain committed to providing a well-maintained, responsive experience for our guests.

Family Reunion
The house was great for what our family needed. The pool in the back made it really nice for the kids and the owner always responded immediately to any questions we had.
One issue we had was with the AC. It couldn't keep up with the Florida heat which was strange since I believe they are all new builds. We kept it at the required 74 degrees but during the heat of the day it couldn't cool below 78 to 80 depending on first or second floor.
The other issue is parking. Our house held 26 folks but yet the driveway only hold 3 cars at most. Luckily the townhomes across the street were not occupied so we could park there. Otherwise we would have had to park up near the front club house and shuttle folks back and forth.
