We aim to make your stay a 10/10 experience! For us to do so, we would truly appreciate it if you would follow these house rules and confirm that they have been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if for any reason you believe that the House Rules cannot be followed, you will have the option of canceling the booking penalty-free due to our cancellation policy. We appreciate your cooperation!

Quiet hours: 9 pm-8 am
Check-in is 4 pm and check-out is 10 am. Early check-in and late check-out may be possible with an additional fee.
Only the number of people booked may stay overnight at the property.

NO EVENTS unless you have prior approval.

No pets of any kind allowed on the property.

Booking guest must be a minimum of 25 years old to reserve this property.

Locals may be required to show photo ID upon check-in.

No parties or events.

Lost garage door opener will incur a $100 fee.

Shoes must be removed in the entryway.

NO SMOKING: No smoking is allowed INSIDE or IN THE GARAGE.
This includes e-cigarettes and vapes. Please keep smoking outside on paved areas. Please use provided ashtrays and/or receptacle. Do not dispose of cigarettes in grassy areas, will cause fire!

If there is any evidence of smoking of cigarettes, marijuana, electronic cigarettes, cigars, pipes, or other substances inside the home, Renter is responsible for all damage caused by the smoking including, but not limited to stains, burns, odors and removal of debris. Renter, Guests, and all others are subject to immediate eviction, or be removed from the premises; Renter is in breach of this Agreement and forfeits the return of any security/damage deposit or refund.

No use of illicit drugs on the property.

No candles allowed on the property.

TRASH DAY is Monday morning! We will handle the trash for you by taking the cans to the road on Sunday evening and returning them on Monday evening. We will enter through the garage as not to disturb you.

BBQ must be cleaned by guests if used. If found left dirty and requires extra cleaning, an additional cleaning fee of $25 will be charged.

Keep garage doors closed when not in use.

Return corn hole to garage when not being used. Please do not leave out in the rain or snow.

No flushing of anything down toilets other than toilet paper.

Do not put food or grease down kitchen drain. There is a disposal however, the house is old and still tends to clog easily.

All food and drinks must remain in the kitchen and dining areas. Guest will compensate host for any food/drink stains in the bedrooms or living areas.

Use bunk bed ladders at your own risk. Children should use under adult supervision.

By using the treadmill you are assuming liability for potential injury that may occur as a result.

No climbing in bar area.

No climbing on solar panels.

No playing in chicken coop area.

Use ponds at own risk.

Children must be under adult supervision at all times.

Our property has a doorbell camera and camera inside the garage for security purposes.

All doors and windows must be closed and locked whenever you leave the home.

Driveway, walkways, porches, and decks may be slippery due to icy conditions in weather, use at your own risk.

Areas/items not available to guests: locked closets, chicken coop, solar panels and basement garage.

Weather: No refunds will be given due to weather-related incidents including but not limited to canceled flights. Mountain roads can be curvy and steep. Roads are well maintained; however, we highly recommend four-wheel drive, at the very least all weather tires, and/or chains or snow tires during the winter months. We do not refund due to road conditions.

**Please be aware of the Colorado Traction Law during snow storms: During an active Traction Law (also known as a Code 15), motorists must have either snow tires, tires with the mud/snow (M+S) designation, or a four-wheel/all-wheel drive vehicle.
Snow Removal Service Provided- If it snows please park in the garage or on the street to allow the plow to clear the driveway. Not responsible for any damage caused by snow removal equipment.
At the sole discretion of the host, an additional cleaning fee of $100 can be charged if additional cleanup is required that goes above the standard cleaning.

Accidents happen, please report any damage immediately and do not try to repair it on your own. You’ve already pre-paid for damage protection up to a certain amount, which protects us both.

Any damage made to property or furnishings which exceeds the deposit or rental insurance amount will be billed to the guest and reported to VRBO.

Violation of any of the above can result in immediate eviction from the property.

Please remember that our home (your vacation rental) is not a hotel, please be respectful of the neighborhood and our property and keep it clean before you leave.

Destination Wedding Base Camps

We slept 22 family members in this great villa overlooking the Air Force Academy. Kids enjoyed the game room, young adults enjoyed the hot tub, older folks chatted on the deck or around the fire pit. Didn't have to visit a restaurant all week, as all food was prepped on site.

Great Property!

Chad and Emma are great hosts. The space is clean, comfortable, and has amazing views & amenities. Other reviews put 8 stars for the kitchen being dated, but it’s actually quite stunning and has some updates like a new dishwasher and plenty of fridge space for large groups wanting to cook. Great owners with clear and easy communication.

Great overall. Grill wasn’t clean and the ovens weren’t either. Hoses that were available, weren’t adequate to fill hot tub. Location was excellent and the views are awesome. We appreciate you sharing your home.

We stayed here with 19 people across five families, and it was absolutely perfect for our extended family trip. The house was incredibly spacious, allowing each family to have their own space while still providing plenty of room to gather as one big group.The views of the mountains were stunning, and we loved watching the deer, rabbits, and other wildlife that visited the property throughout our stay. The multiple outdoor spaces became our favorite spots to gather most evenings and enjoy the beautiful surroundings.The location was ideal, offering just the right amount of privacy while still being conveniently close to groceries, gas, and shopping. The property served as our home base as we explored nearby attractions such as Garden of the Gods, Pikes Peak, the Wind Caves, and even the Royal Gorge, all within an hour’s drive.This home was everything we hoped for and more. It made our family trip truly special, and we would gladly stay here again.PS. It was grand of the hosts to order perfect weather for our stay!

This is a hidden gem with lots of room for mutliple families. The property is quiet with great views! The house is clean and the property owners are super responsive. You are super close to the AFA or the new Ford Amphitheater.

Perfect to celebrate with friends and family

We had friends and family in town to celebrate my retirement. We wanted a property outside of a typical neighborhood, and this was perfect! Great communication by the hosts (Emma & Chad). Views were amazing, house is a little older, but was spacious and perfectt for us. Beds were comfortable too! Overall great experience. spacious.

Guys golf trip

Great house for a guys golf trip. Plenty of room for 12 guys and a great patio to view the mountains! Owners were quick to reply to our questions and very accommodating. We definitely stay here again.

Large Family/Group Space

We just spent several days with our family of 18. 9 Adults and 9 young kids. Each family had a large bedroom to themselves. Upstairs bedrooms had closets so large that two pack 'n plays could fit in one. The house was clean and well stocked with towels and bed linens. Laundry was available, important with young kids. The kitchen is very well stocked. It doesn't have "everything", but you can easily cook a simple meal. There are separate areas where the kids can play or watch TV. You are just minutes away from groceries and gas stations, but it feels like you are out on a mountainside by yourselves. The hosts are very responsive, very helpful, very available.

Perfect for family gatherings

The property is perfect for a family reunion or friends gathering. The views are wonderful, house layout good with comfortable beds/bathrooms with nice amenities. The game room is great and all really enjoyed it. We played a lot of corn hole as well. Emma and Chad always responded to our questions promptly. Super nice! The only drawback was that the kitchen needs a little updating. However the multiple ovens, 2 refrigerators were nice to have. There were lots of options for dining inside or out. Having the grill and hot tub were also bonuses. Plenty of parking as well as use of one of the garages. There’s also a nice big pantry for overflow food, coolers
Having a washer/dryer was also nice. We loved the fire pit and had s’mores every night. We had ages 7 to 91! We took walks down to the ponds and saw great blue herons, beaver dens and deer. It’s a very nice property at a reasonable price.

We live in Colorado Springs and love the great outdoors! We are a family of 9 and often find ourselves searching for new activities to do outside. Being a good host and feeding people/loving on people runs in my (Emma's) Eastern European blood, so being a host on this platform can’t be more perfect for my background and interests.

Pourquoi avoir choisi cet hébergement ?

The neighborhood this property resides in is great, it consists of mostly 5 to 10 (and a few bigger) acre parcels; it's directly across from the Air Force academy and has amazing views of Pike's peak and the front range, its also very quite and peaceful and a great place for walks and seeing wildlife (beavers, grey herons, deer, porcupines, etc).

Quels sont les atouts de cet hébergement ?

This is a very unique property situated on 72 acres. The great thing about it is, is that while you are in the "country", you are literally 5-7 minutes from almost everything you need. There are also great views of Pike's Peak and the front range from the house and the property has two ponds and is part of a protected wetlands.
