WHAT WE LOVE ABOUT THIS PROPERTY:

Wade in access to the river to angle for trout that is not common on the river - we've got something most others do not! From the king size master suite, you have eyelevel view onto the water. This is a fab group property; lots of bedrooms, large dining table and 2 separate lounging areas. The sunken den with fireplace is unsurpassed. If you want to paddle or float the river, you're in luck. Dripping Springs public launch is just across the river.

But please, feel free to reach out with any questions. We love them. Rental prices are dynamic. This means that the prices vary – determined by software – dependent on area inventory, day of the week, and time of year. You will not know your true price quote until you enter the number of people and the dates you are interested in.



PROPERTY LOCATION and ACCESSIBILITY:

Property is located in the quintessential postage stamp size Ozark town of Pangburn, AR. It is paved all the way to the door. You're 15 - 20 minutes from Heber Springs and Greers Ferry lake which is ideal place to rent a pontoon boat for the day and take everyone out swimming. There is ample dining and shopping available in Heber Springs.



*** Important to note that river is EXTREMELY COLD, even in summer months and not generally suitable for swimming or wading without protection. (river levels fluctuate daily with dam control)



*** Nearby Greer's Ferry Lake has fantastic swimming options.



PETS:

Max 3. We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.



*Heads up: sometimes your fur babies are not included in your quote on certain booking sites! Please send us a message to let us know your pup(s) will be accompanying you during your stay. See further rules in the rental agreement. For example: pets are not allowed on the furniture but we provide doggy sheets if it's difficult to keep them off - like ours!





RENTAL AMENITIES and VARIANCES:

THE LAYOUT

~ Everything is on one level.  There are 4 distinct bedrooms. 2 full baths with shower/tub combos.

~ Kitchen is fully stocked.   Full size appliances including dishwasher, fridge with icemaker, stove and most cooking utensils and flatware you would need. Two coffee makers;  drip AND Keurig. Yes blender.  Yes large slow cooker.  

~ Bedrooms and bed configuration; please review pictures.

~ MEDIA / WIFI. Best in class: Starlink Satellite wifi (a la Elon Musk) . Two extra large TVs / TV and Den.  NO CABLE or Satellite TV programming.  Streaming programs only with logins you provide or Free apps included with Roku.

~ So many board games offered at property.  Also disk golf (pictured) - also an old school turn table and record collection.

~Central heating and cooling

~Outdoor bonfire pit (dry bundles available for sale on site or gather your own!)

~Outdoor propane grill

SUPPLIES INCLUDED:

~ All bed, bath, and kitchen linens for number of people contracted. Body, hand, + dish soap, trash bags, basic cleaning products + tools, and toilet paper.

~ Starter supplies (1 or 2 days depending on personal usage): paper towels, ground coffee + filters, sugar, laundry pods, dishwasher pods, salt + pepper, and cooking oil.

~ BYO toiletries such as shampoo, toothpaste, etc.











ABOUT US, THE BOOKING PROCESS AND FEES:

We are Ozark Mountain Stays LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. All properties are self check-in – with key code – after 4pm. Check out is 11. Confirmed guests received our self-penned "local's guide" to the area! Email you provide is important. We send welcome and access info there. Check your spam, please. Taxes and clean/supply fees are always required as is a processing fee that varies depending on who you are booking through.



We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.



1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.

3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees

4. Please note that 3rd party sites like airbnb have different policies in effect. Please read their fine print.

5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.

15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
