We are a local property manager husband/wife team that lives about 10 minutes away from this property. You won't see us in person much, but we are very close by when issues arise and we love what we do so we will be there to help!

Located on the popular Shandon side of Rosewood Drive this area features a range of cute historic brick bungalows in Downtown Columbia!

Car, Uber/Lyft, Walking distance to some restaurants on Rosewood Drive.

We are located in the city so there could be road noises normal for cities! Please note that we do have a front & rear security camera that is actively monitoring & recording on the property. There are no security cameras or recording devices inside. Also, by booking this property you assume all risk/liability for any accidents and injuries. The owner or property manager are not held responsible.
In addition to federal/state/local laws, and any laws enforced by your booking app, please be mindful and respectful of the following house rules:
-Must be 21 years of age to book. We may request a copy of your ID to verify this as a hotel might do.
- NO Smoking in or on the property! This is a strictly no-smoking property. If you smoke we will charge you an additional cleaning fee of at least $500.
- No parties / large gatherings / loud noise
- No unapproved guests. Only the guests quoted on the stay are permitted onto the property unless you ask and it's approved. If you have any unapproved guests, we will charge a fee of $100/unapproved guest, and require the extra guests to vacate the premises immediately.
- If you bring an unapproved pet/animal onto the property we will charge a fee of $500 per pet/animal for additional cleaning. We will also require the pet/animal to be immediately removed.
- Unless otherwise agreed upon, you cannot check-in earlier than the noted check-in time and day, or check-out later than the noted check-out time and day. If you attempt to check-in earlier or stay past your check-out time without our permission, there will be an additional fee of $100/hr. We may also call the police for trespassing.
- If you break/damage something, or discover something broken/damaged, please let us know.
- Do not move furniture / appliances / etc.
- Do not unplug important electronics (i.e. appliances, internet, etc)
- Do not unplug, block, or tamper with exterior surveillance cameras
- Nothing but toilet paper in the toilets

If you break any of these rules we may charge additional fees and we reserve the right to terminate your stay without any refunds.
