Welcome to our exquisitely designed farmhouse retreat with a modern twist. Recently renovated, this vibrant and inviting space is adorned with captivating patterns, artistic paintwork, and indoor greenery. Each room boasts its own unique charm, thanks to carefully curated accent walls throughout the house. This Insta-worthy 3-bedroom, 2.5-bathroom home is thoughtfully designed to provide a modern farmhouse experience that's perfect for a group of up to 10.


PARKING: During your stay, you'll have access to the entire home, including the driveway that can accommodate two full-sized vehicles. Additionally, there is ample free street parking right in front of the house, offering a perfect view!

The main floor boasts a spacious open floor plan that's ideal for entertaining or unwinding. The chef-style kitchen features top-of-the-line stainless steel appliances, including a gas range stove and oven. The beautiful dining area comfortably seats up to 4 people, and the living room offers a large designer leather sofa and additional accent seating. The open floor plan seamlessly extends into the lush backyard, allowing for outdoor activities like corn hole and picnics if desired. Enjoy the soothing ambiance of a tranquil water fountain and much more for a truly relaxing experience.

Upstairs, you'll find three generously sized bedrooms, two full bathrooms, and a utility room with complimentary access to a washing machine and dryer for your convenience. With ample beds to accommodate up to 10 guests, everyone can rest comfortably. There's an additional bathroom downstairs for added convenience.

AMENITIES: As a courtesy, we provide a "starter" pack of supplies for our guests, including hotel-quality toiletries, toilet paper, paper towels, dish soap, dish pods, coffee cups, and trash bags. We also offer some cleaning supplies to assist in maintaining the home's cleanliness. However, please note that guests are responsible for purchasing additional supplies if the starter pack is depleted.

Flat-screen TVs in every room, 55 inches or larger, with the ability to stream content directly from phones. The downstairs living room features a large HD 65-inch TV.

Games such as corn hole and game boards, as well as baby items upon request

Please note that smoking and parties are strictly prohibited. Violations of these rules will result in fees, which will be deducted from the refundable property deposit. Regular audits are conducted after each stay to ensure compliance.

𝗩𝗶𝘀𝗶𝘁𝗼𝗿 𝗣𝗼𝗹𝗶𝗰𝘆: Guests who book this property are required to provide the full names of all additional guests who will be staying overnight. The maximum number of unregistered visitors allowed at any time during the reservation is three. The total number of people in the house should not exceed 10.

For the safety and security of our guests and property, exterior security cameras are installed for 24-hour surveillance. Please note that there are no cameras inside the home, and there is only one camera located at the front of the property. A Ring doorbell camera is also present at the front door.

As the property is situated near open lots, encountering bugs near the premises is possible. We regularly treat the property for bugs and pests, but it is important to note that this is not a foolproof solution. In the event of bug sightings inside the home or wildlife sightings in the backyard, no refunds will be provided.

Guest access:
During your stay, guests will have access to the entire property, including all bedrooms, the living room, kitchen, and private backyard.

Other things to note:
Check-in time is at 4 pm, and check-out time is at 10 am.

BEDROOMS: This home can accommodate a maximum of 10 guests in the following bed configurations:

Master Bedroom Suite: 1 King bed, with a balcony patio featuring a seating area and aesthetic wall design
Bedroom 2: 2 Queen beds with aesthetic hand-painted wall design
Bedroom 3: 2 Queen beds (bunk bed)
Guests who check out late without our approval will be charged a $300 fee, which will be deducted from the deposit. This strict rule is in place to provide enough time for our cleaners to thoroughly clean the property and replenish supplies before the arrival of the next guest.

During hot Houston summers, it is important to avoid overloading the AC unit. Guests are encouraged to maintain the temperature around 75 degrees during the day. While it is acceptable to lower the temperature to between 69-75 degrees at night, please refrain from setting it below 69 degrees, as this can cause damage to the AC unit.

Please note that refunds will not be provided due to inoperable appliances, amenities, internet/Wi-Fi, etc. We make every reasonable effort to ensure these items are in good working order.
Refunds will not be given in cases of power blackouts, water shortages, flooding, adverse weather conditions, construction at adjacent properties, or mandatory evacuations by county officials due to hurricanes or other potentially dangerous situations arising from acts of God or nature.
Guests must notify the host of any deficiencies or issues within 24 hours of check-in and provide a reasonable amount of time for the host to address and rectify the issue.


When parking on the street, please ensure that your vehicle is parked in the same direction as the traffic flow.

Please be aware that we require a refundable deposit fee for most stays, typically ranging from $500 to $1,000. The actual deposit cost will depend on your specific circumstances. This deposit serves as a holding deposit, similar to what you would encounter in a hotel. Rest assured that the deposit will be automatically refunded after your stay and is not intended as an additional charge.

Neighborhood is quiet and peaceful. The driveway allow for two cars and there is ample street parking.

Know Before You Go:

- As part of our compliance with city ordinances and the global party ban on major travel booking sites, a strict maximum occupancy of 10 guests is in effect for this listing (this includes temporary visitors you may invite to the house). If you’re planning to invite additional friends or family to visit during your stay, please notify us ahead of your visit. Visitors are kindly asked to return home before midnight each night to avoid extra headcount fees. Failure to notify the host an event or gathering on the property will result in immediate eviction and total loss of your deposit (which is no fun for anyone, so please notify us!).

- Smoking is not permitted in the house.

- Neighborhood quiet hours are 9pm-9am, but you're welcome to use the outdoor amenities (quietly) until 11pm.

**Guests can request late check-outs within 1 day of departure. Late checkouts are not guaranteed and we will not be able to approve any late check-outs before this window. Late checkouts will not be allowed past 12pm.
This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives.
** Unapproved late check-out will incur $150 charge.

- An outdoor grill is available for use during your stay. We kindly request that guests clean the grill before and after use to avoid build up and rust. Our cleaning staff will deep clean the grill, but are not responsible for regular cleaning. Propane tank(s) are provided but should it need to be refilled, guests may take it to a nearby store to be exchanged.
