Relax with family and friends in this spacious and inviting home. Peaceful 3-acre lot surrounded by trees, with the Forks Creek running through it. Plenty of room for socializing with an open concept floorplan, upstairs loft, three-seasons room, deck, patio, and hot tub. Only 8 minutes to skiing and downtown Ellicottville, lined with shops, restaurants, and pubs. Pumpkinville and farm stand located just around the corner, and Allegheny State Park & National Forest less than 20 minutes away.

1st floor:
~ Open concept with fully equipped kitchen, living room, and dining room; three-sided gas fireplace; half bath; master suite with full bath and deck access; entrance to three-seasons room; large closet spaces for coats, shoes/boots, and luggage

2nd floor:
~ Open air loft with sofa bed, TV/game space and foosball table

Lower level
~ Bedroom with queen bed; second bedroom with single bed and 3-bed bunk (2 up / 1 down) and TV; full bath; access to patio, hot tub, and fire pit

Additional information
While network TV is not available, Roku and Netflix are provided with ability to log into any personal subscription services. House equipped with unlimited high speed internet.

In addition to amenities listed, we provide a Bose bluetooth speaker, large crockpot, popcorn maker, hand blender, boot dryer, fishing pole, firewood, air mattress (not part of listed bed count), and nightlights.

Basic supplies provided: starting amounts of toilet paper and paper towels, garbage bags, dish soap, hand soap, dishwasher detergent, laundry detergent, and common cooking spices. Please plan to bring personal toiletries (shampoo, bath soap, shaving supplies, etc.).

You'll find a binder at the house with many other details about the property and surrounding area.

Great spot for Bachelorette

We had a small bachelorette at this VRBO. I was big enough to move around, great amenities and very clean. Town was a short drive away. Great stay overall

We loved the beautiful river in the backyard with a view of the mountains. We felt nice and warm and cozy in the house, even though the weather did not cooperate and it rained almost all week long. We still found plenty of things to do in the area in between raindrops. The sun peeked out a few brief moments at Allegheny national Park so we got some nice fall color photos. We also enjoyed a visit to Olean's Rock City Park.

Getaway weekend

We had a wonderful time in ellicottville. Everything from the check in to check out was simple and smooth. Home is in a beautiful setting and well stocked with any and all necessities!!! Will definitely book again if we come back up!

Perfect Getaway

The house was spacious, comfortable, and clean. We enjoyed spending time in the screened in porch and down by creek. It was a relaxing setting with privacy, but not too far from town. A perfect getaway!

Bachelorette celebration

It was a great experience! There were 8 of us for 2 nights over a weekend. The house is beautiful and spacious and the property is very peaceful. We enjoyed the town, the Alpaca farm and gift shop, and the Salt Cave among other things. I would definitely stay there again and recommend it.

Perfect place for a ski getaway

We had an amazing time at this house. The pictures online doesn't do it justice. When we arrived the place was very clean which is important to me. The house was nicely decorated and I even loved one of the pictures so much, I ordered it and sent it to my son for his ski house. My 11 year old step-son loved the bunk room and foosball table. When we arrived, there was an issue with the heat, but I still think this was a 5 star stay because the owner was so responsive and head a tech there the same day. We used the gas fireplace until it was fixed so it wasn't a big deal. The kitchen was well stocked for us to cook at the house and it was very spacious. The house is about 7 min from Holiday Valley so the location was perfect. We will definitely rent this house again!

The house is beautiful and the location is 10 mins from the Holiday Valley ski resort. However, several basic issues affected our stay and should have been handled before arrival.The grill was not clean, and the hot tub was not ready. There was sand in it and the water was not hot. We sent them a message, they came and fixed it. Although it was fixed the next day, we lost nearly half of our short stay. Guests do not want technicians coming during their stay for issues that should be checked beforehand.There were also small but frustrating details: flickering bathroom lights, dead batteries in candles and the fireplace remote, no shower essentials (shampoo, conditioner, body wash), and some kitchen glasses that were clearly not clean. I bought them and left them there so that the next guests don't struggle to take shower because of 10 shampoo. When we shared these concerns, we were told we should have requested inspections during our stay, but guests do not want to spend their limited time managing house complaints or inspections.

Thank you for your feedback and for noting the home’s location and overall appearance. When you contacted us about the hot tub during your stay, we responded immediately and had a technician onsite within 30 minutes to correct a temperature setting issue. The hot tub was fully operational the same day it was reported. We always encourage guests to reach out in real time so concerns can be addressed promptly, as was done in this case. Many of the additional items mentioned were not communicated to us until after checkout, which limited our ability to address them during the stay. Certain amenities, such as shower supplies, are not advertised as included in our listing, and we strive to be transparent so guests can plan accordingly. However we do provide an amenities basket with these items should they be forgotten, which could be found in the house binder referenced in the welcome message. We also have extra batteries and would have been happy to direct you where to find them had we been made aware. We appreciate feedback and continually review it with our service teams. Our goal is always to be responsive and ensure guests have a comfortable stay, and we encourage future guests to contact us during their visit with any questions or concerns.
