The Space:
*The photos show the unit "type" that you'll be staying in. There are several units that have the same layout with slight differences in decor but the amenities and bed sizes are the same.*

This beautiful condo development promotes an ecological and spiritual lifestyle coupled with modern comforts. At this condo, you’ll enjoy an eco-designed space blended with Tulum’s natural textures to restore your peace and calm.

This 1076 sq ft | 100 sqm luminous nature-inspired space features:
- A soothing natural open living space where the living, dining room, and kitchen are in view for quality time together. Sliding glass doors connect indoors with outdoors and a lovely sofa and lounge seating area.
- A dining table that accommodates 6 for a relaxed sit-down meal at home. Plus extra seating at the kitchen breakfast bar!
- A fully equipped kitchen with quality appliances and everything you’d need to prepare healthy meals at home. Also, essential extras like a coffee maker for your morning jolt and a blender for happy hour margaritas!
- 2 bedrooms & 3 full bathrooms to accommodate 4 guests as such:
BEDROOM 1: 1 Queen bed, ensuite bathroom, kitchenette, direct access to balcony & SmartTV

- The bathrooms have modern features, nice vanity space, and spacious stand-in showers with rainfall showerheads.

Guest Access:
You’ll have exclusive access to the condo and shared access to all the complex amenities.

The Neighborhood:
Located in a beautiful new development just 3 mi | 4.5 km or an 8- min drive from the center of Tulum town and a 14-min drive to the beach. The property is in an area surrounded by lush jungle, with lots of pathways to nooks and hidden gems for a unique connection with nature and plenty of modern amenities.

- Walk to Tulum town in about 30 minutes or bike there in 10! The town has a variety of bars, restaurants, cute shops, live music, and street performers.
- Stroll through the park downtown. There are often activities happening there.
- Bike, take a short drive, or taxi ride to the Tulum beach hotspots, jungle restaurants, boutiques & eco-chic nightlife.
- Chedraui grocery store and an AKI are about 6km | 4 mi away.

And when it's sargassum season at the beach, don't despair! The beach isn't the only attraction in Tulum. You can still find amazing things to do, like:

- RIVER FLOAT at SIAN KA’AN BIOSPHERE, nature preserve & UNESCO World Heritage Site. The best float is via "Laguna Tours Muyil" (on G Maps).
- NOPALITOS LAGOON, this magical lagoon & nature sanctuary, is a hidden treasure you can access for a small fee per person & bring your own food & drinks to have a picnic there. There's also a day club called “Neek Tulum" (with a cover charge)
- VESICA TULUM, a CENOTE DAY CLUB situated only an 8-min drive from the property.
- Nearest GOLF: PGA Riviera Maya Golf Club - 32 km | 20 mi or DREAMS Tulum - 13 km | 8 mi

LASTLY, there are many world-renowned restaurants in Tulum, but here are a few we recommend:

Getting Around:
The property is about 120 km/75 miles or about a 1 hr 45-min drive from the Cancun International Airport (CUN). It’s best to pre-arrange airport transfers. There are shared-ride and private transportation options as well as rental car options at the airport. Let us know if you need any assistance. We’d be happy to help!

Other Things to Note:
*Important note: this development is on the jungle side of the highway, about 5 km|3 mi from the center of town and a 15-min drive to the beach. It’s a wonderful place to disconnect, surrounded by lush landscape and hidden gems like two natural cenotes. That said, it's best to have a car or bike to get around from this area.

Also note: Tulum is experiencing high growth and you’ll hear construction at times from surrounding developments and may experience power outages due to a lack of infrastructure. Both are outside of our control, and we cannot be held responsible.

First time in Tulum? The property is surrounded by jungle, and our cleanliness standards are the highest, but that does not prevent the occasional insect from visiting. Keep this in mind before you book.

For stays longer than 6 nights, there is a $25 USD weekly fixed electricity fee charged prior to check-in.

Housekeeping rules to keep in mind:
- Please hang towels. Don’t leave them on the floor.
- Please throw the toilet paper in the trash basket and not in the toilet bowl to avoid plumbing problems. (Tulum has a sensitive eco-system)
- Close the doors and windows every time you leave.
- Turn off the fans and A/C whenever you leave. It only takes a few minutes to cool the environment again when you return.
- Take out the trash to the deposits on the left side of the guardhouse by the main entrance.
- Visitors are not allowed.

Some essentials are provided, like toilet paper, garbage bags, soap, body wash & shampoo. Please note, these items are not replenished during the stay.

Guests may need to climb stairs to access certain areas of the property.

A security deposit may be required prior to arrival or at check-in, except for Airbnb reservations. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

There are security cameras facing outside areas of the complex only. This is strictly for the safety and security of our guests.

Complimentary cleaning is not included for extended stays. However, if you'd like the place cleaned, we can arrange that for an additional fee. (Laundry not included in the cleaning service) Please provide at least 48-hour advance notice.

Late check-out is subject to availability with an additional fee. Please contact the host.

The cleaning fee for using the grill at the property is $20 USD.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No more guests than those listed in your reservation are allowed.
- No smoking of any kind (tobacco or cannabis) is allowed inside the condo, and the use of any recreational drugs at the property is strictly prohibited.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated.
- No loud music is allowed. Please be respectful of the neighbors.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Pools hours: 7:00 am to 10:00 pm || Cenote hours: 9:00 am to 6:00 pm.
- Pets are not allowed without prior authorization. An additional charge of $25 USD (per pet) applies; max 2 pets per reservation. Please contact us if traveling with your pet.
Pet rules are as follows:
• Pets are allowed as long as they are domestic animals (dogs or cats). Animals such as reptiles, arachnids, and birds, among other species prohibited by law, and entry will not be allowed.
• The entry of pets that do not comply with all the rules (vaccination card, walker collar) is not allowed.
• It is forbidden to use crockery and glassware of the property to feed your pet. The Owner must carry the necessary feeders for this purpose.
• It is forbidden to bathe pets in the showers in the room (as well as the use of towels).
• To avoid accidents, never release your pet while it is inside the development facilities. To maintain a clean and pleasant space, avoid letting your pet relieve himself in public areas.
• Pick up and clean up solid and liquid waste of your pets.
• Any damages caused by the pet in the Selva Norte facilities must be assumed by its owner.
• These rules apply from the moment the pet enters development.

** A breach of any one of these house rules listed will incur a $300 USD penalty fee. **

Interaction with Guests:
It’s a self-check-in property - you just need to stop at registration for your key and make your way to the penthouse.

You’ll have complete privacy during your stay, but we’re available 7 days a week should you need anything - just send us a message.

AVOID THIS UNIT & HOST
AVOID THIS HOST! I recently completed a 10-day stay with this host in Tulum. Do not stay here. We had no hot water. We were provided 2 bath towels and 2 hand towels for a 2-bedroom 2 bath unit. No kitchen towels. 1 roll of toilet paper in each bathroom for a 10-day stay. No cleaning supplies. 1 trash bag. Anyone renting this unit should be advised that it is BARE BONES. The unit was NOT clean. There was a huge pile of red beard hair on one of the balconies. There was a barking dog in the unit next door that kept us awake at night. I have never had such poor communication with a host. I messaged them on the VRBO app on March 12, again on March 12, March 14, March 17, and March 18. I emailed the host at the address they gave to me 4 times: March 9, March 10, and twice on March 11. (We exchanged emails prior to check-in, so I know the email address is correct). I has ZERO response from the host. The issues we had were bad, but zero response from the host is unacceptable! AVOID THIS HOST: Pink-PM
