Welcome to Delavan Lake’s best kept secret!

Across the street from Delavan Lake, nestled within 4 wooded acres of Three Lakes Farm, lies a cozy hideaway called Pip's Cottage. Mornings here are spent sipping coffee & watching the sky turn from red to blue as it rises over the Eastern Prairie. Take a quick walk west for a day of swimming, boating & fishing. Or checkout the championship golf courses at Geneva National & Lake Lawn Lodge just 5 minutes away. Later, drive 8 minutes into Lake Geneva for shopping, some wine or craft beer & dinner. Or mosey up the road to Pearce’s Farm Stand for locally grown produce to throw on the grill. At dusk, amble along the quiet lake street & watch the sky blaze with color as the sun slowly sinks into the lake. Then, do a little stargazing in front of the gas fire pit before heading off to bed.

Whether you're looking for a romantic getaway, quiet retreat or family gathering, Pip's Cottage is perfectly located to enjoy everything the area has to offer.

Delavan Lake Beach, Boat Wranglers Watersport Rentals & The Village Supper Club (quick walk or 2 min. drive), Mars Supper Club on Lake Como (6 min drive), Belfry Music Theater (3 min.), Lake Geneva, Williams Bay, Fontana (8 min. or less). Easy access to Co. F, H & WI-50 makes avoiding summer traffic a breeze. Best of all, our 4 spacious acres allows for privacy, room to run & play, boat parking (available upon request) & wildlife sitings. Locals often tell us what a beautiful property we have. They can’t believe they’ve never noticed it before. It's a true hidden gem. We feel confident you’ll agree.

1. DELAVAN LAKE BEACH: $2 for Children/Seniors & $3 for Adults. Includes all day parking, beach, playground, fishing pier, boat launch, volleyball & picnic area. 2. OUR 700 SQ FOOT COTTAGE IS, INDEED, COZY. Though the open layout makes it feel quite spacious, the 2 bedrooms are close together. People who require more distance from their traveling companions may want to keep this in mind, as the space may still feel cozy (but less private) come bedtime. While all of our guests have loved their time in Pip's Cottage, 2 adults or families with young children have had the coziest stay.

3. WE DO NOT ALLOW PETS. Though we love looking at photos of your pets doing cute stuff!

Pip’s Cottage - The Perfect Little Getaway for a Family of Five

We really loved the personal touches in Pip’s Cottage for our family with 3 kids 9-13 years. If you’re looking for a small space near the woods—but still local—to gather the family for togetherness, this is your place. We were able to walk around and play football, hit two different ski resorts, went bowling at Delavan Lanes, and spent a night at the Ridge Hotel for swimming, the hot tub, sauna and menthol steam room one night too. It was a great trip! We rent a lot of homes and cook most of our meals while on vacation so not having a dishwasher was the least of our concerns during our stay as there’s a full fridge with freezer for all your food. The queen bed is immediately up the stairs from the living space, and twins mattresses are in the back room to loosely connect but work best separate. All these beds are OK to sleep on but only a sliding door divides the 2 rooms, but that was expected. Our children said the nook bed was amazingly comfortable and best for a hot sleeper. Also the box fans and extra blankets for sleeping were perfect for our family. The Christmas tree in the unit, special welcome snacks, lots of towels (bath/beach/swim), toiletries, drink tumblers, variety of appliances, full stove, and the care and cottage instructions provided by the cottage manager were great too. We visit this area often so we plan to come back again. Thank you, Bryan and Donna!

Amazing and cozy cottage in a very nice location. Bryan and Donna were very accommodating and also provided us with some drinks and sweet treats during our stay. Great experience and i would highly recommend.

Perfect place for a getaway

My daughter and I stayed here for a long weekend where we planned to be fairly mellow - each good food, read, etc. This cabin is absolutely perfect! The owners have thoughtfully considered everything we needed - from a fully stocked kitchens, to Yeti mugs and 2 coffee maker options, to wonderful feeling bedding. This place is adorable. I would highly recommend for anyone looking for a cute place for a getaway!

Weekend getaway

Had a lovely weekend at the cottage. The property was clean and well appointed plus conveniently located close to Lake Geneva. The hosts were super nice and we would recommend staying here.

After stumbling upon this unique farm property, hidden behind giant oak trees, across the street from Delavan Lake, we packed up our city life & returned to the serene, laidback lifestyle of our childhood. A lifestyle we're happy to share with you on Three Lakes Farm at Delavan Lake.

Our close proximity to all 3 lakes - Delavan (across the street), Como (6 mins) & Geneva (8 mins) - is how 3 Lakes Farm earned its name.

Easy access to County F, Townhall Rd & County H, make avoiding summer traffic a breeze. And all of the areas best things to do, see & eat are a quick walk or drive away; including: Community Beach, Boat Wrangler's, The Village Supper Club, Lake Lawn Lodge, Geneva National Golf Course, Belfry Music Theater, Riga-Tony’s authentic Chicago deli, Pearce's Farm Stand, Mars Supper Club & more. This gives Three Lakes Farm an advantage over properties located further down S. Shore Drive & the North side of the lake.

Best of all, our 4 spacious acres allows for privacy, room to run & play, ample parking & wildlife sitings. Locals often tell us what a beautiful property we have & they can’t believe they’ve never noticed it before. It's a true hidden gem. We feel confident you’ll agree.

Quels sont les atouts de cet hébergement ?

3 Lakes Farm is the last remnant of a 10 acre dairy farm located across the street from Delavan Lake. The farm stayed in the original family for years before being sold off bit by bit. Today, only 4 acres remain of what used to be a fully operational dairy farm surrounded by dense woods & a handful of tiny, summer cottages.

Built in 1910, the house & barn are a classic example of the Gambrel style architecture commonly found in areas of the country populated by people from the Netherlands & Germany. Before being converted into an adorable, cedar trimmed tiny home in the 1950s, the cottage functioned as a milking house for the cows.

After extensive updates in 2023, we named the cottage after our 4 lb. Yorkie who loved living there for a bit while we converted the barn into our main living space. During the fall & winter months, Pip spent her days looking out the bedroom window at the lake. She recommends you do the same during your stay.
