Custom Themed Home sleeps 32 -near parks with private pool, theater, game room!

We aren't kidding when we say most guests would rather spend time at this home than anywhere else in Orlando! This professionally decorated Magical Mansion boasts 11 BR, 11 Bath & sleeps 32+. Custom themed rooms include Moana, Frozen, Marvel and Toy Story. Entertainment galore! Theater room, Billiard table, Karaoke stage, Gameroom, Playroom. Unwind in the private backyard pool and lounge area! For the adults, there are 7 king bedrooms, and 11 bathrooms spread over 6500 sq ft. with over 20 TVs. You won’t want to leave this secluded, private (gated) community with water park and amenities. But if you do, parks are so close! Disney is only 10 miles, and Universal is 19.

Our family business cares about your stay so you will find personal touches like coffee/tea/cocoa bar, soap, paper goods to get you started, stocked laundry room, hygiene kits and even strollers/high-chair/packandplay for the littlest guests. No need to spend your vacation money on eating out- we have a wonderfully stocked kitchen with two fridges and two dishwashers.

Backyard pool area is totally enclosed and has lounge chairs, patio furniture, outdoor dining, and TV. Beach towels are provided so the luxurious white bath towels stay nice and fluffy. There are solar lights in and around the pool that should automatically turn on. Pool and spa are professionally maintained, are exclusively for guests, and can be heated for a small daily charge of $30, if desired.

Gated Community with 24 hour Guard Station.

Parking for 3 vehicles on driveway and up to 5 more passes for street parking can be obtained from HOA. Strict parking rules must be observed including no commercial vehicles, RVs, Trailers, ATVs, Motorcycles, Jet-Skis, or Boats except to enter temporarily for loading and unloading. There is no parking allowed on the grass or common areas or any lot. Sidewalks and aprons must not be blocked. Any damage to sod, landscape, and/or irrigation on homes will be the charged to the guest by the HOA. Parking is available at the clubhouse until 11:00 PM.

Trash is picked up daily from the bin out front as long as it is bagged and properly placed in bin. Loose trash will not be picked up and fines assessed if left unbagged. All fees for HOA violations, including towing, are the responsibility of the guest.

The neighborhood has tennis courts and playground area and the Community Clubhouse has a bar, café, large pool, slide, lazy river, and 24 hour fitness center. The Community Clubhouse and Pool have a capacity limit of 280 guests at a time. In busy seasons they reach capacity often very early (11 am) so please plan accordingly. No discount or refund will be given if the resort amenities or home amenities are unavailable for any reason outside of our control. As our guest you have the option to purchase access to the Clubhouse for a flat fee of $45 for your whole stay, payable to the HOA. Payment must be made by credit/debit at time of check-in to the resort if you want to use those facilities.

We ask for the purchase of accidental damage coverage for just $35 (protecting up to $500 of damage) via a third-party provider SuperHog. This in lieu of $119 damage protection that VRBO would normally require. They will automatically contact you via email and text, to complete identification verification and payment.

For safety: please inspect all bunks before allowing children to sleep in them. Use constitutes acceptance of workmanship. No adults, children under 6, or children weighing more than 150 pounds on top bunks. Beds are for sleeping and not recreation. Supervision is required at all times for everyone under 18 years of age and booking guest is responsible for the safety and compliance of all other guests.

Well behaved pets only allowed with prior approval, maximum of 2 dogs, for an additional $50 per pet, per night.

Pet Rules:
• All pets require prior approval.
• Pet fee is an additional charge of $50 per pet, per night.
• Guests assume full responsibility for any damage caused by pets, including cleaning, repairs and/or replacement costs due to chewing, accidents, or other issues.
• Pets must be well-behaved.
• No excessive barking or disruptive behavior.
• Maximum of two dogs per reservation.
• Dogs must be crated at night and when left alone in the home.
• No pets on furniture or beds—bring your own pet bedding or crate. Damage caused by pets will result in an immediately $250 additional charge.
• Dogs must be leashed when outside and are not allowed to roam unattended, including in the backyard.
• Waste must be cleaned up immediately and disposed of properly.
