3Bd/3Ba Expansive Home with Private Pool, Amazing Views! Walk to Beach!

Casa Alta Vista is a 3-bedroom home w/ private pool & incredible ocean views. The house is perched on a hill overlooking the ocean, with amazing views from the front deck and rooftop patio. Lounge by the pool, whale watch from the deck, or enjoy the palapa-covered back patio. The property is completely enclosed with a wall & gated driveway. It's a ten-minute walk down the hill to the beach below (rocky, but great for snorkeling). Our home may not be suitable for very young children as there are low railings and ledges. The house is a 10 min drive to town, about 5 min from Tres Palapas Pickleball resort. Vehicle is highly recommended, or better yet rent a Side by Side from one of the local rental agencies.
The space
Casa Alta Vista is located in the Las Brisas neighborhood, about 10 min from town and less than 5 min from Tres Palapas Pickleball Resort. The views from the front terrace are amazing. We spend most of our time here watching the ocean for whales and rays.

The main level of the house has an open floor plan with kitchen-living-dining rooms and ocean views out every window. There are 2 bedrooms on this level, both with King Beds. The front bedroom has incredible ocean views, an ensuite bathroom, and walk in closet. The back bedroom is very large with a full bathroom just outside the bedroom door. This bedroom also has a door that leads out to the back patio and up to the rooftop terrace. There is a large corner desk in this room with a printer and monitor for those who need to work while traveling. We have fiber optic WiFi.

The kitchen is newly remodeled with granite counters, a bar with barstools, new dishwasher, microwave, gas stove/oven, and a Ninja coffeemaker and Keurig coffeemaker. All the modern conviences of home.

The lower (ground) level of the house is a separate 'casita' with a Queen bedroom, ensuite bathroom, kitchenette (sink, mini fridge, coffee maker) and a living area with a comfy sectional couch and Firestick TV. The casita is just off the pool, with ocean and garden views from the bedroom and kitchenette.

We spend part of the year in this home and hope to share it with others who like to visit the East Cape and all it has to offer. You will be about a 10 min drive from the middle of town and will definitely want to have a vehicle, whether that is a quad or a car.

Our property management company will escort you to the house upon your arrival and will be available for any questions or issues that come up during your stay. They are wonderful people and take care of our home, pool, and garden year round.


THINGS TO NOTE:

SEPTIC: This house has a septic system. Please do not throw ANYTHING into the toilet, including toilet paper.

AC: Please do not leave AC units constantly running when you are not in the bedrooms or main living area. The energy company of Mexico charges usage rates based on a tier system. Keeping energy costs down help us to keep nightly rates down! We appreciate your help in conserving energy usage :)

CHILDREN/PETS: The house has low railings, and drop offs around the pool. Toddlers will need constant supervision in the outside area of the house. The garden is a desert garden with lots of cacti - so if you bring a pet, please be aware of this. This is a desert environment with things that stick and sting. Please be careful where you step!

SUMMER MONTHS:
** Seasonal Weather Rain and Storms **
For guests staying with us during the months of August and September please be aware that these 2 months are the peak of the rain and hurricane season. Storms or heavy rains can result in a loss of electricity, water and wifi all of which are out of our control. We have a back up power generator and water storage to minimize any disruption to the comfort of your stay.

** Rolling Black Outs **
For guests staying with us between the months of July through October please understand that these are the hottest months here and understandably have the largest pull on the CFE infrastructure. To lessen the demand on the grid CFE will, and without warning, resort to rolling black outs across both the municipalities of La Paz and Cabo. These rolling black outs can result in Los Barriles being with out power for an unpredictable amount of time. We have a back up power generator and water storage to minimize any disruption to the comfort of your stay during these months.

Guest access
You have the entire home which consists of 2 bedrooms (each with their own full bathroom) in the main house and a 1 bedroom attached 'casita' that has it's own living room, full ensuite bathroom and kitchenette with the entrance just off of the pool. The pool is a private pool for this home and is not shared with any other properties/guests.
Other things to note
We have a pool service and garden service who come twice a week to maintain the pool & yard. They have access to the property but will not enter the house. There is AC (mini splits or window unit in the casita) in all of the bedrooms. The main part of the house has AC and Heat with a mini split.
