Get comfortable and enjoy! Sweet Sylvan Hills was styled for relaxation and aesthetic pleasure. Whether you are in town for a conference or to enjoy downtown Atlanta attractions, a total of 10 guests will appreciate the close proximity to the city in a safe, historic neighborhood. Read through the details to find our booking phrase.
We are an easy 10 minute drive to the Atlanta Airport! a great time at this comfortable place to stay.
This listing is for the main house. We are able to sleep 8 guests in real beds and 2 guests in the Queen sofa bed. All rooms have black out curtains for comfortable sleeping! Luggage racks provided.
Main House:
Large open concept Living, Dining, Kitchen.
Living Room - 1 Queen sofa bed, 55" Roku TV with sound bar.
Bedroom 1 - 1 Queen bed
Bedroom 2 - 1 King bed
1 Hall bath with tub and shower combination
Bedroom 3 - 2 Queen beds with walk in closet, en-suite bathroom with walk in shower, raindrop shower head and double vanity.
There is free private parking for 2 cars behind the gate in the back yard. Do not block the shared driveway at anytime. If you are planning a special event, be sure to ask us about adding the event to your reservation. Street parking is free as well.
We do not offer TVs in the bedrooms but if that is something that would seal the deal for you we can always see about adding some. Still ask! Remember to send the booking phrase with your request!
You will have exclusive access to the main house, front porch, back deck and 2 parking spots in the back yard on the left.
You will not have access to the tiny house in the backyard. Another guest may be staying there.
Please book for the maximum number of guests that will be in the home (up to 10). If you want to have your friend over for lunch, add her to the guest count.
The tiny house is occupied by a long term tenant. There is a tenant with his dog living on the property in his own house. We don't expect this interfere with your stay but don't be surprised if you see someone in the back parking and walking to his tiny house.
This home is strictly ----No Smoking---- and if there is evidence of smoking in the house upon check out you will incur a $200 extra cleaning fee. We do not want any smoking of any kind in the home. If a non-smoking house will pose an inconvenience, please do not book this home.
We offer early check-in and late check-out for a fee. We ask that you arrange these services shortly after booking as we arrange our cleaning services based on your arrival and departure times.
When you book, we will require some information from you in the message thread. Read on to be prepared.
This is not a place for a party. We are set-up for residential use. Fines from the city related to noise or the number of guests will be passed along to you. The tiny house in the backyard is rented by someone else.

âą Violations of the No Smoking rule will result in the immediate removal without refund. $200 ozone cleaning fee, lost revenue for cancelled future stays and full replacement of affected linens and furniture.
âą We do not allow undisclosed parties. Let us know about your plans in advance so we can discuss your needs and how we can accommodate you. Event fees apply.
âą Only toilet paper may be flushed down the toilet. Wipes and other products must be placed in the trash can provided.
âą An unplanned late check-out will be $50 per hour.
âą The person booking must be 25+ years old and must be present the entire stay.
